@ambulastar1985 - The lack of insulation in Australian homes is indeed appalling. Coming from a European background where insulation standards are very strict (although they differ from one country to another), I fail to understand why Australia is so behind on that matter. We may not have much cold weather compared to Europe but our summers can be extremely hot and it's silly to rely solely on air-con to regulate temperature. So much energy (and money!) could be saved by just planning the house and insulating it properly to start with, without affecting much the initial cost or construction time frame. In France - which is definitely not a leader in environmental matters! - these days, when selling a house, you have to get an expert to estimate how energy efficient your home is and to indicate the energy rating on the ad and sale documents. Houses that are not energy efficient sell for less and can also be taxed at higher rates by councils. It's been a great incentive to get people to think twice when building and/or renovating.

Treasure it for the gem of a 1940s/50s home it is, complete with glorious wrought iron work. Suggestions have been made as to how to boost the height to meet current building codes. You will regret updating the exterior for what is likely to be a one that will date quickly and be higher maintenance . It is only a matter of time until such homes are as treasured as Victorian terraces or Californian bungalows. It is an icon of its time. Accept it for what t is. Why make your house look like a fashion victim of 2019, when it stands in almost the full glory of its original period? It will also save you a fortune too! But yes, minimise the concrete! and add a garden that refects the period the house was built. Roses if you like them, with maybe a magnolia or crepe myrtle feature tree but for lower maintenance try some architectural and ground covering succulents. You could also go with edibles like feature citrus and olives for a Mediterranean feel.

Hi there Nick, looking at your photos you look like a modern hamptons family which is lovely, do you live in a warm climate. I did like the photo you posted of the open plan living and think that you are on the right track with interior colours I have marked out how I would like the first floor, I have moved the kitchen to the end wall to line up with BBQ outdoor kitchen, plumbing for this would have easy access via the garage below. The white tiles look lovely and hard wearing for the entrance foyer and Rumpus room, the stairs in timber due to the amount of traffic even continuing in up stairs foyer kitchen dining living, Carpet in bedrooms and downstairs theater. Kitchen in white but possibly Shaker style white doors these are very popular. Using existing sliding exterior doors if possible from kitchen.Dining to verandah, I think this ceiling would be best kept white to help reflect light back indoors, the tiles appear to be in good order but you might consider changing these along with new upstairs flooring Some where for a laundry shute would be handy, actually a Dumb Waiter so you could move the laundry with ease both up and down! The roof painted a soft colour, grey/white or off white, the verandah railing could be the same colour or you could do glass. Hi, yes plaster and render/cement on frames is an unavoidable side effect of wet trades. We have tried covering them, installing them without glazing, everything possible but you still get a little bit. Just rub them back. re gapping the skirting, it is usually done by either the painter or the chippie, depending on the cause and the individual trades. as a heads up for the painting throughout, use a sealer undercoat first on the walls,ceiling and timber. It helps coverage and gives a proper adhesion for the paint. If you are doing the ceilings use a 22mm nap. It will reduce roller lines and again gives a better coverage. rub it ALL back between coats, not just the patches. You can get sanding pads on poles and a bit of elbow grease will make a huge difference to the finish, particularly on the timber. If you want to really see how your patching is going, grab a 500w hand head lamp and shine it across the walls up close and you will be able to see everything. cheers
