New Kitchen, or do up old... that is the question!

We are a young married couple, who have started out smallish. Our plan is to pay off our homeloan as much as we can as fast as we can... with the goal to find land and build our 'real' home in the next couple of years. Here is our current kitchen - 70's? I want to rip it out and replace... as low-cost as possible but as smart looking as poss... neutral colours. Partly because I do a lot of family and friend entertaining... and need a bit more room, and partly because we think it will help add value to the house when we come to sell.
Extending the bench more toward the sliding door, making it slightly wider and longer at the same time. Will fit more cupboard/drawer space underneath. Also would replace the overhead cupboards to not be so deep, but to have doors. Including replacing the floor (which is absolutely overdue). We have quotes, and estimate this to cost total of $7850 (includes floor of $1650)
BUT: We would LOVE your opinions, ideas and suggestions about this. Is it worth it? Or does anyone have any brilliant brainwaves for 'fixing' it up as is?

Hi Amy, its Aleisha here from Shop U in Bondi Beach. I am an interior designer/decorator and I have studied in renovating for profit and I can tell you now not to put in this complete effort if you are going to move soon, save your ideas for your new house. As the kitchen and bathroom are the biggest sellers in a house, I agree that you could 'spruce' it up. First, start looking at the other houses that are currently for sale in your area. After a number of viewings, you will start to see a trend in your local estate market. (You might not make back the money that you spend). If you want a quick update, paint the walls and go to your local warehouse for DIY cabinet and bench paint.You can actually replicate the look of a stone bench top by yourself for $80.00. You can re-tile over your existing tiles and add some new handles. I hope this helps xx

Of course kitchens of this style often have hanging pot racks which I like to call pot chandeliers. Source an old ladder with character and hang from the ceiling on hooks and chain above the ding table for a talking point or be creative an use a pulley rope to lower it above the corner bench top next to the oven. Pots and crockery take up a huge amount of space. Allocate zones and use them practically. This bench in the corner would make a great breakfast nook, where a toaster, coffee station could be set up and have baskets underneath for dry store pantry items. Select a feature colour for the room, use it in fabrics stools or prints to add personality, perhaps select a fabric and create a pelmet over the corner window and also hang it below that bench top on wire curtain string to hide all the bits below. age old question, two or three pendants over island?

Thanks for posting this dilemma - I am facing the same predicament! I have been stalking pendant lights over kitchen islands for about 18 months now and have noticed that there are a lot of interior designers, in new builds and online etc. who are using two pendant lights instead of the very common ''rule of three''. This is more so the case when the lights are quite distinctive or a feature. You don't want to close in the space or obstruct the line of sight... yet you do want to opt for functionality and balance. I have just sold (argggg!) my three medium solid black pendants and have opted for a ''lighter'' feeling material that are larger, to ensure they balance. sit above a 2.8m lenght bench. What did you decide to go with.

Always, always these things/decisions/projects will come down to how much money there is to work with.........don't underestimate the knock-on cost effect of renovation..........the thing is, does the house need a complete overhaul anyway? If so then potentially there is opportunity for reconfiguration, but don't be surprised with the general scope of what you are thinking about will equate to $300K for pulling the whole thing apart and putting it back in a similar but different format within the general existing footprint .......if you are thinking under $100K then really the only options are strategically consolidated refit updates to critical areas without any significant structural changes......... Finally, as always it pays to get some professional design advice when you are this stage of the process, even just to give you the accurate information and options to help you make informed decisions for your investment..
