PET PEEVE: INDOOR BAREFOOTERS NEWSFLASH: It is a plainly observable though controversial fact, to me at least, that very few people keep their indoor floors pristine enough for barefoot traffic. However, that does not seem to stop the oh-so-carefree, INDOOR BAREFOOTERS from taking their grubby, 'floor-feet' on little excursions upon coffee tables, chairs, couches and beds, etc. YUCK! Imagine seating yourself upon someone's couch and making the mistake of placing your hand beside you ON the couch, or forward upon the coffee table, only to feel an icky graininess...or stickiness? So, then you're stuck with continuous hand-washing throughout your visit because THEY could not be bothered to keep their 'floor-feet' off anything....their home being their slovenly castle and all. The YUCK factor and the politics which invariably follow my well-meaning interventions, (I'm an idealist), makes me an irritable, reluctant guest. Which ironically, never seems to stave off the invitations (sigh)! But, it also makes me a tyrannical host: "feet off my settee, Jerri! Not on my mid-century coffee table! No! Your white socks are no longer white, Jade! Aaargh!" WORSE YET, these oblivious INDOOR BAREFOOTERS tend to then touch and scratch their grubby 'floor-feet' while chatting, and touching their faces, fixing a meal or eating something...OR, shaking my hand. Oh, the humani-...'hygienity!' I feel ill!!! Yes, yes, I know that I'm whining AND yes, I know that there are worse things in the world: children suffering in Africa etc., but now that you mention it, even THEY tend to wash their feet BEFORE placing them on furniture! Maybe because they value the little they have. I know this from firsthand experience!! SIMPLE SOLUTION: Indoor shoes! Outdoor Shoes! And, when you place your feet upon anything slip OFF your shoes to reveal your lovely clean feet, which will appreciate the pristine lack of graininess from your last considerate visit. Anklet and pedicure but...floor-feet!!

Finished product! Glad I switched the rug the other direction, and the round table kind of plays off the circle window. Truly thankful for all your help! This was fun and I am so happy with the end result. :)

Blue Gum floorboards how could it not look beautiful!! and yes wheelchair friendly although if we were in a wheelchair I guess we would have to move closer to town and transport and shops as this house was going to be in the country talking of moving... husband has caved and said we can move to the Bay of Islands whoop whoop! he still wants to go to France for 2 years but he said we could build or buy before we go so that changes the type of house now because we were building near a school and families this will be more a beach house that we can leave for the kids to enjoy and various friends who want it while away so I have swapped the master over to be away from the laundry garage door and hot water heat pump which is quite noisy and the guest rooms now have a Jack and Jill bathroom I haven't changed the footprints at all it's still the same size just changed the layout a little bit The bunk room would have a sliding door outside which means you could access that part of the house privately without coming through the front door or the bunk room could be a small kitchenette /come dining room / come lounge room (very small ) and rent it out as a 1 bedroom self contained apartment Once we live there full time ... will upload a photo in the next Post

Eltham is cold in winter so any heat/cooling help the environment can give you will be free and appreciated! I agree with living there for 12 months first. I thought, up stairs, to open up the study area as it will let light and sun into the whole open area there. I like the idea for the robes in the front bedroom (tho you have not said how many people will be living in the home) Down stairs: I agree with living/ dining on the north side might be more welcoming for everyday living and I would be adding more windows along this wall to aid the solar efficiency. Adding doors to the rear too from dining. getting the eave length right for winter sun and summer shade. Powder room/mud room great idea I would add a shower for pool, broken leg or other convenience!! Leave laundry where it is but arrange it better with no dead corners. Is it possible to build a walk in pantry under stairs: even if you have to add plaster to the arc of the stairs (and the robe above become a walk in?) it is a great opportunity! I like the idea of the open kitchen to dining, meals with tall storage under stairs or that side. I don't like the idea of knocking wall out family to entry but cavity slider 1 or 2 would be handy (Make sure of furniture placement b4 grabbing the sledge hammer!). The fire you are more likely to enjoy in evenings, it will only be efficient enough for that one room or heat becomes a draft up stairs. access thru sliders nice but close it off for intimacy & warmth too.
