You need to know if you can pull out that wall first so getting it checked is first on the list. If it is removed & it's a budget decision then yes to Ikea freestanding modules. 10 years is a long time and is the life expectancy of most kitchens so alternatively get a proper kitchen done.

Do you need a new oven too?

The kitchen & laundry floors are different finishes & will give you another dilemma.

If not able to move wall, can you create a butlers pantry out of it & move the fridge, dishwasher, pantry & appliances in there with the sink from the laundry servicing this side.

Then the space you have now only has the oven, sink and microwave which will give you more bench space and you could incorporate a sitting area at the dining room end.

Below is her plan. For me if I have a kitchen located near the back, I would be keen on having wet kitchen/dry kitchen set up i.e. indoor/outdoor kitchen set up. Servery window would also be a good idea to open the kitchen out towards the back.

Hi.First thing, get rid of the laundry wall and the rest of the wall between kitchen and dining. Then put your dining table in there and see how it works with overall space before you commit to a kitchen layout.

Moving the kitchen to the laundry will hide the mess.

Instead of table you could look at a bench with stools all around. Not sure how many you need to seat.

get your microwave off the bench. Put it on a shelf or below bench to free up bench space..

take out the wall between the kitchen and laundry - or if to expensive make the doorway as big as you can. make the area one big kitchen but put the fridge, sink and all appliances in the current laundry area out of sight of the current dining. Put in a narrow island bench that will double as work surface and eating/dining area. Stools are cheap to buy. Put in an Ikea kitchen - they are fabulous! You can put in some cabinets now and add to the area as you can afford more. now you have a fabulous new eating area in the kitchen and have created a new family room in the old dining room.

Hi, one more thought. Change the laundry door to glass for added light. I assume you will want to avoid changing windows to keep cost down. I would probably remove overhead cabinet from current kitchen between window and dining area too.

Looks nice gmajai. All the walls are coming down, it seems. Layout looks very open, lots of bench top space, small amount of upper cabinets and tall cabinets.

Am I gathering that you have already pulled out the wall between lounge and dining? That will change the whole concept.

we had a similar floor plan in our old house and it was always our plan to extend, then the housing boom hit and prices went balistic, we held out for a few years then gutted the inside removing the internal walls and opening up our living areas to the back yard. When it was finished we kicked our selves for not doing it sooner. I like your kitchen design Just be careful with corner cupboards making sure there is enough space for getting to the back of them or being able to put in those fancy pull out units. I have push open cupboards under the back of my bench where the stools are and they are fantastic for storing fancy glasses ect. Take the end cupboards all the way to the ceiling and put in as many drawers as you can afford, i would do drawers over fancy bench tops and just stick with laminate in the builders range for it all.

if you do an island bench - put it on casters so that you can wheel it to one side if having a party etc. I find fixed dining benches too limiting and then definitely defines the whole area as a kitchen - you lose the versatility.

I have a couple of ideas if you want to keep this very open layout, which is fairly nice in a way.

One option is to put all your appliances, microwave, oven, etc, just under the bench. You can still have upper cabinet here and there where appropriate, i.e. above sink/dishwasher, and to the right and perhaps left of the cooktop.

Second option is to move Dishwasher and Sink to servery window side. Some sinks, such as Abey Piazza Plus, come with a cover that can enlarge your bench top space when they are not required to be a sink. It is a bit of a compromise for servery window space, but then, you can have a big tall cabinet along the wall.

Also, you might benefit from wider than 600 bench top, may be 650-700 for cooktop and server window side and 800 for the long bench?

Hi gmaji. I had another look at your photos and text. I see the wall between dining and living has gone compared to the plan (no fireplace). This means there is probably a beam supporting the roof in its pace. You need to work out where that ends as it mst be on a column within a wall) over a stump to transfer the load to ground. You will probably want to keep the column with your budget. Get a builder in to have a look and quote for wall removals before you do anything else. That way you know your constraints.

No, think first about what options you want to explore. You will want to look at changing back door to outward opening. Do you want to move the door or windows. Ask for different costs depending on how much of the walls are removed. You will ultimately need a building permit if you are removing a load bearing wall. So ask if he/she can get the engineering drawings and permit or if you need to organize that seperately.

Do you want builder to install cabinets or will you do this yourself?

Will you project Mage and organize your own tiler, plumber and electrician or will you ask the builder to do that too.

once you have assessed your structural options, then invite a couple of kitchen designers to look at a layout they can have amazing ideas

Hi gmajai, just a quick thought or two. The fridge (mine is 700mm deep) when open into a 900 mm walkway is restricting flow to and from the kitchen. If the current sink is facing east will you keep that window for morning sun as there is no window in the dining on that side. Lastly you need storage and could try to get more out of the floor space for that.
