Congratulations on your new home. I think you have been very sensible to live in it for a year before starting your decorating, it has given you time to consider the lighting and aspect of each room in all seasons as well as time to evaluate how you want to live in your home and exactly what you need. The lounge does look very big and bulky and will definitely dominate the room, so I would keep to the lighter colour. Don't worry about the kids and dirt - as Kookykaren said, leather cleans easily - sharp objects and textas are your bigger worry regardless of what colour you choose. Laying newspaper on the floor to the size of the lounge is another way of checking how it will look as it gives you a better indication of bulk than tape. I would keep your ottoman simple (one with storage is an excellent idea with the children), just a tone on tone fabric or a pattern using the colours in the rug on the floor of the photo of the lounge. I don't think you have room for too large an ottoman but I would have a square one made the same height as the lounge so when just you and DH are watching TV you can push it against the other end of the lounge and both have a chaise. You can then bring some colour with art work or some patterned cushions on the lounges.

Hi all, Sorry for the slow replies and thanks for the input so far. From what I've read online a re-inforced besser block wall should be about $600 p/sqm including footings in Sydney (Hornsby shire council area). Given the wall is 1m x 10m it should be let's say $7k including design and DA or am I way off? I'd also need to dispose of the current wall + footings but I could probably give the blocks away. The paved area is about 40sqm. Would it be safe to assume $200 p/sqm for concrete base, paver supply (travertine) and install (coping and surrounds)? So the wall and and paving would cost let's say $16k + fencing + cladding. This isn't too bad considering how much better it would look and the value it would add to the house. I like the flexibility the besser would give - render, cladding etc are all options. I'm not sure how bad it is structurally it just has a couple of spots where I can see the blocks have pulled apart over time. Below are some pictures of the bad spots. Also looking at the Amber website it says the maximum courses is maximum non reinforced wall height of 972mm (6 courses). It looks like my wall is actually 7 courses un-reinforced. The wall and pool was built back in 2003. I definitely think planting in front of the wall would help, as would removing the lights but I'm in two minds about whether to bite the bullet and do it properly or just hide it.

Gum trees are provide a stunning canopy to any garden, but as with any large tree close to your home, you need to be mindful of its health and possible future limb failure. Sudden limb failure in Eucalypts is the result of periods of dry weather, impacts on a tree's root zone and subsequent moisture stress. I recommend creating a beautiful native garden in this area with groundcovers and grasses that are suited to the sunlight available. Make sure the area is properly mulched (organic mulch is best) and that you water the area during periods of hot weather. It's also worthwhile having an arborist look at the tree every 12 months of so to make sure it is still healthy.

Your house won't fit on your section! Your front rooms plus garage add up to 23m wide, and that's not allowing for the thicknesses of the walls and cladding, plus any eaves. Before you start designing, you will need to find out about setbacks and recession planes so you know how much of your section you can actually build on. You also need to consider things like the path of the sun, prevailing winds, climate, views, proximity to neighbours, privacy, flow (both through the house and outside), placement of utility areas etc. You also need a clear idea of the style of house you would like and you need to design to suit the way you live now, plus think really hard about how you are likely to live in the future (to give just one example, I can almost guarantee that kids won't use that toy room, as they like being close to Mum and Dad when they are little). Beyond that, you need to give thought to sustainable building, and how far down that path you will choose to go. There are many things such as passive solar design that are effectively free to do at the design stage, which will make your house cheaper to run and more comfortable to live in, and these should absolutely be part of your brief. There may be minor extra costs for things like better insulation, low- or no-VOC products and finishes, energy efficient appliances and fittings etc, which could pay for themselves in a short space of time and/or make your home more pleasant to inhabit. Other features such as solar power and grey water recycling may fall outside your budget now, but it may be wise to allow for these to be easily retrofitted in the future. This is a HUGE house - why do you want it to be so big? I'm not sure what average building costs are where you live but that would be a million dollar house in NZ, with only average features and finishings (e.g. acrylic, rather than tiled showers, laminate kitchen etc). As the global trend seems to be moving towards smaller but better quality houses, it might be worth considering resale potential in the future. It is not easy to design a home, and it is such a massive investment that you want to be really sure you've got it just right. You'd probably be better to employ an architect if you want a unique home, unless you are prepared to spend months or even years educating yourself to a point that you can confidently design a house that takes into consideration all the issues I've raised above (and that's only just scratching the surface of the many decisions you will need to make).
