Comments (57)Hey Nik Star, I've had a PowerPoint play with oklouise's edits. This is what I meant about garage entry to the pantry and a laundry in the garage. The red arrows are to stipulate to the builder that level access is required. I added extra garage depth to allow for the garage, that would definitely impact your facade elevation. If you remove the wall between the butler's pantry and mudroom you would have a SUPER PANTRY! But a true butler's pantry in that it was supposed to be where you would land with the veg from the garden so you would kick your shoes off inside the door, so I've noted a little bench seat there, then head in and wash it before heading over to the actual cooking area. Then if you get rid of the sliders and reduce the storage to shallow shelving on the middle wall you would have plenty of space to manoeuvre with mobility devices. For the washing labour machines - washer, dryer, dishy - try getting those mounted on plinths so the load on your poor back is reduced. Comments (32)You are most welcome, I have always said that I haven't been put on this earth to "Hug" toilets, so I'am wondering who is going to clean all of these Bathrooms. Our two kids a boy and a girl had the upstairs "apartment" which they and all their friends loved. I have added a timber stair case for fun, there's plenty of space but you will need to decide what you want to do in the attic and place the stairs to open up into a tall space. I have also turned one of the ensuites into a powder room. Your Jacaranda's only drop once a year!, you used to be able to trim them by 25% each year, you would need to check with your council, we were on the lower North Shore, I think you should consider the patio side of the house and make better use of that, is the front deck something you plan on adding because of aspect, and plant some tall growing hedge ready for the apartments. Our kids Attic desk/study space over looked our pool in the rear garden. With respect to using the formal rooms for bedrooms, you will find that once you have your large family/alfresco and the kids have their upstairs space if you still feel you need it, it would make a great office. You spend most of the time there only using only using the front room in the evening for watching movies etc. I have had another play with my floor plan, I think if your wife sees this you may be in trouble, it's a Master Suite, the free standing bath in the window alcove with white timber shutters for sun and privacy control..... Iam' adding a couple of photos of our old Federation which wasn't protected, when we sold it the new owners removed all of the Fret work & posts replacing them with simple timber posts. The front rooms which we didn't use very much once we opened up the rear rooms into a family area. Comments (65)Hi AndrewJason, I love cavity sliders. they are there when you want them but not visible when you need the space open. Having said that they cost more, take a bit of wreckage to set up and in you WA case you will be wrecking brick walls to put them in which might be a stretch of mess too far. BUT you will need to weigh up if they are worth it in the end. I do not think the build will be too bulky in the kitchen/dining because it will be superbly practical on both sides and it maybe just a matter of what you are used to. Not sure about "Average Joe...…" we are all good at somethings, mine is plans, function, practicality, solar. Yours might be brain surgery, empathy for unwell folks, kinda or you make the best seafood lasagne in the world... we are all needed to make for a great world: and it really is that!!! Comments (7)We had a similar scenario with a recent project, but the design options were limited due to size. The solution involved incorporating a raised retained narrow garden bed that doubles as underpinning to the neighbouring building, which floor level is about a metre higher. The photo below is from a couple of years ago upon completion, but that side boundary wall is now fully covered with climbing fig and has become a feature green wall outlook for the interior spaces. It works here because the pool is a lap pool. If you have the option to keep the pool off the boundary it is always the better way to do. At the very least have some form of ledge or buffer and potentially stagger/layer the treatment of the boundary to soften the impacts of the wall height that otherwise would be imposing and stark.
