The floor is cement, its a new house. Preparation would be in the laying out, Ceramic tiles are 600 x 600, one entrance hallway, one 1m wide entrance from garage leading into the house, and the rest is the kitchen/dining/lounge area. I have also read some forums and most are saying commencing from $45m2 up to $65m2 for Adelaide. As mentioned prep, laying, materials, and tile type all comes into play. thank you

Eltham is cold in winter so any heat/cooling help the environment can give you will be free and appreciated! I agree with living there for 12 months first. I thought, up stairs, to open up the study area as it will let light and sun into the whole open area there. I like the idea for the robes in the front bedroom (tho you have not said how many people will be living in the home) Down stairs: I agree with living/ dining on the north side might be more welcoming for everyday living and I would be adding more windows along this wall to aid the solar efficiency. Adding doors to the rear too from dining. getting the eave length right for winter sun and summer shade. Powder room/mud room great idea I would add a shower for pool, broken leg or other convenience!! Leave laundry where it is but arrange it better with no dead corners. Is it possible to build a walk in pantry under stairs: even if you have to add plaster to the arc of the stairs (and the robe above become a walk in?) it is a great opportunity! I like the idea of the open kitchen to dining, meals with tall storage under stairs or that side. I don't like the idea of knocking wall out family to entry but cavity slider 1 or 2 would be handy (Make sure of furniture placement b4 grabbing the sledge hammer!). The fire you are more likely to enjoy in evenings, it will only be efficient enough for that one room or heat becomes a draft up stairs. access thru sliders nice but close it off for intimacy & warmth too. Yep, it sure adds up doesn't it! It's a lot of money for perhaps not an equivalent amount of value gain. But it's not necessarily the builder's fault or issue here. Their pricing here is not surprising, but to clarify not sure how you can isolate the kitchen or what exactly does 30K mean? Is it joinery only, is it including fittings? Is the balcony upper or main level. The question is, is this actually the best way to spend your money? Considering how much you're spending, should you be considering getting proper value for the money and getting more for your money with potentially a different design?. Are you happy with the design? It's going to be super? Is it worth $400K to you for what you're going to get? If the answer's no then a design rethink is possibly in order. Where are you at in the design/doc process? have you used a drafty, designer, architect to help you with the process? What people often get quite wrong with renovation projects is the distribution of budget in regards to HOW it's being spent (you WILL spend it one way or the other), and it always comes back to the design/layout as to how well or not it's spent. Really need to see actual plans to be able to assess and comment further with more accuracy otherwise just speculating on in all. Depending upon your finishing decisions this sort if thing could easily nudge the $450K mark.

Not a problem :) One thing to keep in mind is that if something happens to the neighbours pipes and they need to be accessed via your unit and your cabinets, you will be need to pay for fixing the damage to the cabinets yourself, even though the repair had nothing to do with you and was a strata job. I suspect this is why you have the pipes inside the cabinets right now - something went wrong on the previous occasion (burst pipe?) and instead of doing an expensive fix (opening the walls/floor/having to retile etc) which would have cost the previous owner a fortune, the plumber put a fix via the cabinets - it would have minimised the cost. Normally, if you are completely redoing the kitchen, this alternative fix is removed. Good luck!!
