hi, you should always go by what the manufacturer specify. coat them before you start to tile and again once laid before grouting and then after grouting one more time. the sealer should be a penetrating one . because of the nature of the tiles , being cement based, I do not recommend them being used in showers or constantly wet areas. some other recommendations for a bathroom application are .to use a membrane that is ok in full immersion. adhesive is also to be of a type that is ok in full water immersion.. remember that not following theses recommendations may result in membrane failure and water damage and even resulting in structural damage.

Hi Cazzie Putting a staircase into a room is effectively changing the room into a hallway, and is obviously destroying the functionality of the room. It's clearly a poor solution to access made obvious by the conflict with the window. No matter if you dress it up as suggested, it will always look and be a compromise. I'd be first thinking about whether you want this back as a room or have the space/rooms to go without it. Without knowing the layout of the rest of the house, I would be looking to relocate/rework it. Whilst that is a more expensive option, the reality is that it will turn a negative on the home value into a positive and add value. This is an example of what you see on lots of TV shows where people rectify problems or poor design to make an improvement. Can you post a little more about the layout or other pics? Cheers

This floor plan has a single garage, with bedrooms grouped together at the front of the house, the Music Room has been moved to the rear away from the bedrooms as it would make too much noise for those sleeping. It can now be opened up to the family kitchen dining, courtyard and Alfresco and can be used as a play room(/ guest room) giving children great indoor out door play area in view of parents. There's a study with a similar view. A powder room closer to the rear of the house for easy access, The main bathroom is done Japanese style. The master suite has the WIR between the bed and the ensuite, no noise etc when in use to disturb anyone. I have made the passage way extra wide and more like a room which has a linen cupboard, you could certainly make this narrower and add to the bedrooms if you wished, This comes to 204.5 sq m. cheers
