Hi Lauren L Thanks for posting the information, it all helps, it would be good to get the north position shown on the drawings this helps a lot with orientations and planning of living areas. Sewer easements are quite common on properties, most of the times they occur at the back of the property and you are right - you cannot build on them and there are special building considerations when you build next to them (eg. eccentric footings for foundations) I have designed extensions on a number of properties where the sewer easement had to be considered. It all depends how deep the sewer is located, however you seem to have a good quantity of land at the back and the property that you can make use for development and you might be able to use the easement for open external entertainment depending on the deign and location of north. A footprint of 50% will get you a considerable dwelling - so I do not see why you could not extend, you may even be able to do a one story extension depending on your needs and the information on my first post. Some pictures of the house would help and some details on the existing structure of the house - brick or brick veneer etc..? I think a full 3D walkthrough and visualisation package is MORE than worth the cost. Get an architect or design company to do it for you and you wont regret it. It makes a huge difference actually seeing the flow of your house when you walk through it, the light changes at different times of the day/year, (all adjustable in the 3D package). Incredibly important for solar gain etc. Also gives you the ability to really visualise where your furniture items are going, where the lights look best. We are thrilled we did it and the print outs or actual 3d file can be used to show builders/tradesmen to relay the look youre after and the setup. Even for some of those qualified people it can be a help to fully visualise the end result. If youre spending soooo much money building, factor this cost into it. Well worth it.

@Kath i used osmo natural hardwax oil, i'll prob sand this back at some point as it was too white for my liking but ill need to do that if i ever end up back in the actual office as it takes a few days to dry. I'll look into that oil. @Litsa Adamou great job on the desk i like how you made it shorter and turned it right angle, if i had the tools i wanted to do that and then put the chest of draws under it. Here is current state, excuse the mess i was half way through setting this up before i had to rush setting everything up half finished so i could work from home 8-10 hours a day. IT stull will be relocated to a central location once i tear it all down.
