Change floor plan from 3 bedrooms to 4?
Comments (15)Nice work oklouise. I was thinking the existing porch could be a walk in robe with the current front door being the entrance to the robe. Then reduce the double doors from existing entry to lounge to single and put a new doorway to the study inline with the master/study wall. that way you aren't removing external walls. Entry would then be through a new doorway where the lounge window facing the current porch. If the window is big enough then it might even be possible to use the existing lintil above the window and just remove the window and the bricks below which will save $$. I know you lose hallway but lots of houses (including mine) don't have hall ways per say but use floor coverings or furniture to create walkways around the lounge. I guess it all depends on how much $$ you want to spend in th end....See MoreTo have 3 or 4 bedrooms??!?!?!!
Comments (2)we need dimensions of the existing rooms as well as distances from house to all fences, position of north, direction of any good and bad views, your climate and any special wish lists?? btw where is the laundry, does the block have a steep slope with laundry underneath the house and how many steps are there from the backyard up to the back door and from the ground up to the front door...See MoreOpening bedroom door to kitchen/dining area or to the living area?
Comments (13)Thank you for all the replies and suggestions. Although the kitchen, dining and the entry area at large would benefit from moving the bedroom door inside, I tend to agree that the privacy and function suffer more from a bedroom door within the lounge. I was suggested elsewhere to widen the lounge entrance and remove its door thus making the layout more open and "modern". I think this would not help, though, with the door positioning problem - either way. Bigreader, bedroom 2 = top room on the layout? It can be used as a spare bedroom but it is surrounded with shutters and large windows. I think It better suited for leisure or as a work space. Oklouise, thank you for the effort in redrawing the layout and experimenting with it. The suggestion for exchanging the hinges direction is spot on. The bathroom is not built yet. I am considering replacing the bath with a partly open shower:...See MoreIdeas for teen bedroom/s downstairs.
Comments (39)My daughter ran her business from her bedroom until they could afford a 3 bedroom house, their 2 bedder with two boys and no where else to fit an office was a very difficult time which thankfully they all survived. Having your office in your bedroom should be avoided at all cost, as you never leave the office behind as my daughter found out. Your bedroom is where you go to relax , I certainly wouldn't give up my sanctuary for anyone, even my kids. You are there full time so it makes sense. Your house already has enough rooms, except for making a small change to allow for another bedroom albeit small next to the bathroom as per my suggestion, Both of these rooms have space for the boys to have a desk (they don't need a lot of storage being part time) The desk in the living area can be built in to hide an office. This is a low cost solution and won't damage resale value. If down the track you can afford the new deck, try to work out to fit a room underneath as a hang out (media) area for the boys. not sure about WA but rooms like these in some states can have ceiling height at 2100, depends on what name!! you give them. My son is in a similar situation to you, except he now lives in a Studio Apartment in Sydney, so when he has his two kids 50 50 they make do in that space and seem to manage very well....See MoreBrittni Katon
