Need help with living room layout.

Hi everyone.

We've just bought a new place, but we're having a hard time trying to decide how to place lounges and the TV in the living room. There is a fireplace in between the front windows, but we wouldn't be able to mount the TV above it because the house is double brick.

Any ideas would be most welcome.

What type of fire place do you have? Have you checked if it is possible as I have managed to do it in previous projects. Alternatively clad the fireplace and run power behind this, as basically no other ideal way of positioning tv and take advantage of the fireplace as well

Hi. The window placement and fireplace, would suggest an arrangement of an L shape of seating, ( connected or unconnected) so that one lot of seating faces the fire, the other faces the other wall (carport direction) but it remains as one , it would give you options for looking out of the windows, at the fire in winter or TV.

I am struggling with plans for a new house and trying to decide where to locate the TV on the wall with the fireplace,and it is so difficult as it disrupts symmetry. I think that the offset windows will allow that space to work fine with the TV on the other wall.

i'd like some feedback on the two windows, as I am currently looking at the same thing without windows. Why r they there given the expanse of glass on other wall. My mum had two narrow vertical windows either side and as they were un curtained they look like black rectangles at night which I found spooky. They didn't let in much light because of trees outside, but I guess if u had a skyline view say they may be useful. They also compromised positioning of artwork.

Two years later... We ended up purchasing a 3-seater for wall opposite fireplace, a 2-seater for under the highlight window (leaves a comfortable space to enter the room) and an armchair placed diagonally opposite the couches. I've fooled the advice to pull the furniture in off the walls a little. We have just updated the fireplace with the (professional) installation of an insert wood heater and (DIY) replacement of hearth and tiles/timber mantel to conceal the brick while meeting the safety specifications of the heater (required a much wider/deeper hearth than the existing brick one so we removed and replaced with a slab of honed granite, and the minimum height for breastplate/mantel shelf posed a few design limitations). TV mounted above fireplace to allow for better furniture placement. Not quite the picture I had settled on 2 years ago, but works with the style of updates we have made elsewhere. It's hard to see dimensions on your plan, but my thoughts were a long 4S Sofa facing a wall mounted TV (on swivel bracket) opposite. Instead of an 'L' shaped modular, use an upholstered ottoman that can be moved around the space for additional seating (so in an 'L' shape in front of the screen wall, as suggested below), or can be used as a coffee table by placing a large tray on top. If you are taking out the wall, move it towards your dining area (this space seems to be on the larger size for a dining room?). Reduce the wall by half, hence opening up the space, but instead of a solid wall, perhaps timber screening like the pic attached. To create an 'entrance' at your front door, you could also install a smaller screen leading to the back of the sofa. In front of this, you could place a side table and a lamp?...assuming you have some wall space between the front door and the front window?...you do not need much of a wall for the screen. You could also position an occasional feature chair on the TV wall facing back to the sofa on an angle at the front window side? The right side of the TV wall, as you look at it,(if you push the wall out), could be wall storage or shelving.

There are existing recessed motorised roller blinds (pale grey). The room is used as a kid's play space by day and an adult living room by night. Toys are stored in bedrooms at the end of the day and the dolls house is not a permanent fixture!

The other way is, you can block out the corner window completely, as you will be receiving ample northerly lights from 2 large windows on either side of the fireplace. Plus you have a good entry space from the main entrance to the living area so you can do with a L shape couch i think. Hopefully my sketch helps!

Mount TV on the carport/dining wall just right of the window and any window treatment. Place a 3-seat sofa with its back to the entry and a sofa table behind it so the room looks friendly to entering guests. Angle a single armchair at the kitchen/dining corner wall. Use a pair of small chairs flanking the fireplace. Swivel ones can turn for conversation or TV viewing.
