I'm glad I can say this now, but I can't believe you were looking at that Homesense rug - it is horrible, you definitely have far better taste than that. Have you looked into the cost of getting rugs cut down? Costs a bomb here. Angela, congrats on your Scholarship money, you deserve it with all the time you devote and your dedication. Bit worried now I may have confused you more with your tiles. You know your room and what you want to achieve so go with your heart. Robin - don't work too hard, stay safe. One day you and kd are going to fall over each other .......... literally.

I hear this quite regularly from people building. What seems like a big bedroom for example may end up being smaller than anticipated due to the builder not explaining in clear terms. To have you draw up your own plan in chalk to get an idea of size is crazy. It may look different once walls are up too! The builders sales person should of explained the layout, showed you through your own residence, etc. and made comparisons. While I understand room sizes, easily visualise, etc. the layman (laywoman) rarely does. This must be explained in easy terms by me to client. Same goes for any good designer OR builder. There isn't a lot of fat in the building industry anymore, its very competitive, people shop around more, therefore I guess the time spent with a client must be minimised otherwise it's money being lost. While most ARE good builders its just their customer service is lacking. If you're unhappy, go somewhere else. Its not worth the stress, frustration, time spent talking about it, deposit money, etc. to end up with what you don't really want! Go to a local designer/architect if need be. They can design a residence to suit you, usually have builders that they know will do great work and are once again competitive. Custom designed dwellings are not that expensive, the designer should design to suit your budget as well!!

Keep it light otherwise it makes the low ceilings feel even lower. I will share our story in the hope it may help you! Picture 1. We moved from a house with high ceilings to one with low bedroom ceilings and it felt claustrophobic for a while (2 years we put up with it). Our bedroom, when we moved in, had burgundy walls, dark wooden doors into the ensuite and wardrobe, b&w zigzag curtains and pink carpet (yes someone thought pink carpets and burgundy walls would be a good idea!). The one redeeming feature was large glass sliding doors that led out onto a covered deck which provided a view and let in some light (which pretty much got swallowed by all the dark features). We faced our bed towards the doors when we moved in to have a view - as who wants to look into the bathroom like the previous owners did in the picture! Transforming the space: We pulled up the carpet and laid medium coloured wood floors (dark floors were too much for this space and needed to work through entire house), we painted the whole room including the ensuite and bathroom slatted doors white - all of which transformed the space in a way that really surprised me. A tallish wooden bed head and antique dresser, along with tall (rather than wide) artwork help add height to the room as do the doors now that they are white. To keep a feeling of warmth in the room (sorry minimalists out there) I used linen bedding in greys and used blue accessories in rugs and cushions which compliment the artwork which we picked up from a painter on the streets of Paris (framed on our return). We used a muted rug on the floor to bring elements together and for warmth for our feet as we live in a very cool climate during winter months. I simply wanted colour that wouldn't overpower the space. Since pics were taken: We have since started revamping the outside deck and removed some of the lattice which has brought a beautiful flood of natural light flooding in and a view of the garden. Our next step: will be to add some white linen or silk curtains at the highest height possible to maintain an illusion of height. We will extend the curtains to land either side of the doors when open, as while we now need to have them for some added privacy, we still want the light and the view most of the time including when the deck is lit up at night. We will keep the curtains light as colour would encroach on the room size which isn't very big. Our dream addition is to replace the sliding doors with white French doors. Hope this is helpful.

@oklouise - that's ok, I've managed to redraw and tweak it a little as well! I think for us, we will actually not use the formal living as a formal living, but as an Office/Library. We work from home quite a lot, so we would need to look out at something, preferably a nice garden or the backyard. At the moment it will be looking out onto the side with 2-3m's of gardens, so that will be very nice :) We can create a nice courtyard area for where the formal living/study windows will look out to. The area that is marked as a study in your plan, maybe is not needed or used to create a larger ensuite and WIR. I quite like the rectangular kids zone, I can't see it fitting two sets of seating, but I can see one half of it having a drop zone where bags/jackets etc can be dumped as they enter the house. At the moment in our current house (which will be knocked down to build this), we don't have a dining space, but we have a huge deck which we entertain on a lot in summer, but in winter, we cannot entertain at all :( That is our biggest gripe! I am wondering if this problem can be solved with having a deck that can be closed off with stacker/bi-fold doors, because to be honest, if we can entertain outside in winter, we would much rather sit outside looking at the gardens then be inside! :) That also means we can shrink the footprint of the house, and thus have a larger backyard. @Paul - We actually did want a side entrance, but I couldn't think of how to work that in .... Wrap around porch would be amazing! @Ruth - The rooms will not be looking out onto a 20cm blank wall :) They will be looking out to 1m gap, thus will have a side garden. Ideally everyone is sitting together in the living zones together and not in their rooms :) Porch hardly counts as a living space! The formal living will double as an office/study, so I don't think that will count as a "living" space. Three living spaces does seem excessive, but there will be three generations of family in the household! I think as the family grows, we need to allow space for kids play areas to evolve to craft areas to evolve into studying areas then to relaxing areas as they start working. Also want some of these living areas to double up as guest sleeping areas for sleep overs and friends coming over :) Would love an internal courtyard for the master! Originally we were trying to get the master to have a view into the backyard with doors that go out to the backyard! I think taking into account what I've said earlier, I will try and do that by removing the formal dining area which we don't really need! I also wanted to have a rooftop garage, but I think that's probably too ambitious taking into account our budget. Everyone's comments have been great! Has given me lots of ideas of what can be changed/updated to improve the floor plan :) :)
