Comments (13)A three way bathroom can cost twice as much to tile than one large bathroom, ( sometimes more, depending on your tiles, there is a lot of cutting, it is in fact 3 rooms , each with its own tile bed, if you are doing it yourself, have a tiler give you a quote before , if you are having a professional business renovate in Sydney about $ 30K for all labour only. for a 3 way , this should be about $ 22/ $ 24 K for one large room, with nib wall vanity to toilet, niches to shower and bath, anything cheaper we would have doubt about quality of waterproofing, tiling, sound insulation To make a decision, go and sit on the edge of your bath by yourself and visualize your finished bathroom. one large ( less expensive room, ) or three small rooms. ON paper ideas can be appealing. Buying at the place where trade buys can keep cost lower. e.g Kaldewei Eurowa made in Germany steel bath 2.5 mm thick $ 400 You state it is your master bathroom,to us your master bathroom should have the look, if you go to sell your home this could make/ break the sale. Comments (5)the low window restricts using the end wall for a shower or vanity and the room is not really wide enough to have shower and vanity on opposing walls so, unless you plan to use a double shower and double vanity the space under the window is best used by a narrow bath....surprising how often you miss a bath once it's gone...See MoreIs this spa bath too big for my ensuite?
Comments (19)i think you need to discuss installation with the manufacturer as the website give general info but no specific details of the width of the necessary surround for the spas you 're considering and although the dimensions shown suggest that they will fit within the available space there still has to be enough room for the surrounds and to have a full size door into the ens and into the toilet and shower ..my last example shows an option for a generous Free standing spa in this range that should still allow use by two people but other brands may offer other sizes that could suit you better...See Morehelp with floor plan pleeeease. 1970 double brick bungalow.
Comments (9)Just some general comments , I guess the first thing would be what is your budget , and combined with that , is this an upmarket central city location or on a rural block , or any combination in between ? Why I ask that is because I'm wondering what you want to achieve , and thinking further down the track , the resale ? For example , Bed 3 looks quite large , Bed 2 is awkward in that it looks like you have to go into the master to get to it , and conversely you have to go through it to get to the ensuite that isn't then really an ensuite . As Kate says , dimensions will help too -- my gut feeling is that a couple of the bedrooms are larger than average , but it may be that the kitchen and dining are smaller than average , for example . Then theres things like the only real entrance looks to be off the carport , which walls are load bearing ( especially around that 'cross' where the kichen , dining , lounge and entrance hall all meet ) , is the carport still a carport or has it been enclosed , can you change the main entrance to somewhere else ( maybe around the 'garden' side ? ) . Your ideas and queries seem to address the 'right now' , and maybe you have thought of the future , but you'll end up with less bedrooms , maybe still have some quirks , it'll be harder to resell if you go down that route , or almost need most of it redoing if you stay and do more renovations and alterations in say 10 years . A full renovation may be over-capitalising , or it may be that you intend to stay 30 years and its what you ideally want , and money is secondary -- there's nowhere near enough info . If it is deemed worthy doing an even larger scheme , it can even be planned so that it can be done in stages , as needs and finances change , but it does need more planning at this stage , otherwise you'll potentially redo some parts ....See Moremlk01
