Ok, so we don't need engineered stone in our kitchen, as we have it there already, but we just had more of the same stone installed in our new powder room & ensuite to match the kitchen's earthy colour scheme. We do, however, need to choose a natural granite for our alfresco kitchen as engineered stones are not covered by manufactures' warranty in our situation. So, I stick with engineered and natural stones for the long term bench top of choice.

@Tribble - the situation is the same in Em Bee's part of the world as in ours. Aging demographic, lots of immigration and also internal migration, and of course offshore buying. But where I live, the issue isn't so much competition, as the inability of builders/developers to read the market. Our own builder (small builder, one project at a time, some of them industrial, not housing) told us that the two-story houses in our town were simply not selling that quickly, whereas the one-story houses were listed and gone. (He sold us our house before he tore down the old one, and sold the other house on the block about 3/4 of the way through the build and before it was ever listed. The two story house around the corner from us was on the market for 8 months). I'm not a huge fan of government intervention in housing (I saw public housing in the UK and that was not a good thing) but I do think strong regulation on foreign property buyers is appropriate. That said, I also think the builders need to get their heads together and recognize that there's a boomer population that has a bit of money and wants something different than the bog-standard two-storey box house. Time for the developers to catch up. Okay, sorry, second rant for the day.

Spotted Gum is a great hard wearing timber with a Janka rating of 11. This means it is high density timber and won't dent as easily as softer timbers like American Oak. A polyurethane finish is the hardest and most durable timber floor coating and it comes in gloss satin and mat. The lower sheen's are more forgiving if you you have pets and young children. Bamboo is another hard product but only comes in short lengths so you would need to take that look into consideration when selecting. Some clients don't like the look of the short boards and consider it a cheap look. Others prefer the longer floor boards of timber. If you do choose bamboo make sure that you find out the coating used and whether it can be sanded and re coated down the track, as all timber and bamboo floors will need a touch up especially if you have pets. Nelson Interior Stylists - we have looked at the laminae but from the research i have done the new style of vinyl- particularly karndean gives such a wood look result, it has groves etc to make it look like real wood and the feel underneath is like real wood, its pretty sound proof too. Another plus for us is it is 100% waterproof so we dont have to be so careful with spilt water, cleaning etc. siriuskey and JE C thanks so much for your input, i am leaning towards vinyl i just dont want it to look like a cheap renovation. Many years ago in the UK lots of people used stick down vinyl in rental properties and it just made it look cheap however, as mentioned above the Karndean range and the like actually do look like real wood. Hmmm! Such a dilemma! We are doing the stairs this weekend so that will be a starting point. Another thing is hubby isn't keen on the dark wood look for floors but i love it! With clean white trims and walls i think it'll just look fabulous!
