Houzzenators! I'm restricted by colour of tiles
Comments (55)Can I suggest looking into having a quantity surveyor assess your property (and you can claim the cost of having this done). They will provide a depreciation schedule for you which will tell you how much each item will depreciate in value over the maximum number of years you can claim. If an item is at the end of its depreciable life, they will tell you what you are able to replace. Even if you only have tenants for a short while, you are able to claim depreciation for a pro-rata period that your asset is income producing. What all this means for you in terms of design - there may be ways to improve the look of your property in line with what you will want it to look like when you eventually move in, which could gain you a tax benefit. Of course, you have to have the $$ to spend on it in the first place. Oh - and in terms of furniture - do you know about Casey Auctions in Hallam? they are close by and you may pick up some really good bargains. I know we did!...See MoreWhat colour should we paint our house?
Comments (20)Hi Erin Both look like they will work. I think your challenge will be to bring some depth to the front of the house . With the colour being uniform its quite flat, so I would suggest adding some awnings to the front windows. These could also be a nice feature on the front of the house adding your personality. http://www.icietla.com.au in Brisbane sell some beautiful stripes. The other option was to have a base and top scheme that helped the building look a little lighter. A great transformation which ever way you go....See MoreHelp: 1. Wooden floors-to sand&polyurethane OR to sand&paint white
Comments (15)Polyurethane timber floor finishes are the most durable and economical floor coating available for floor sanding and polishing projects. Especially if you are considering the resale of your home in the future. Liming or white washing your floor certainly is in fashion at the moment but is far more expensive to do. If you are still interested in liming your timber floors take a look our blog for some more info . http://budgetfloorsanding.com.au/?s=liming+timber+floors http://budgetfloorsanding.com.au/timber-floor-finishes/timber-floor-staining/...See MoreWhat colour should I paint my exterior?
Comments (118)Thanks Anne and I will look at pale grey given the maintenance considerations. I have already paid for a colour consultant who was great but the Reckless grey she suggested for the house render and basalt gutters/fascia and front wall were too grey when we had the render samples put on and while it had a modern look, it was not giving the beach/coastal feel. I will head back into our inspirations paint store this morning to see if I can find the warm grey colours that have the most similar colour make up to Dune, and go from there. Anne you don't happen to know the dulux colour most close in composition to Colorbond Dune so I know where to start? Thanks again and I would love to hear from anyone who has got a dune roof and hear if they tried light coloured gutters and what render colours they have used on their walls....See MoreMarie Smith
