Hi your kitchen is beautiful! I see you have some red pieces in your kitchen and I have seen a home where the ceiling was red a nice warm red and it made the home feel so nice and cozy like you never wanted to leave. They too had a ceiling like yours but that may be too bold. I just looked at ideas in houzz for red in the kitchen...wow how fun. You mentioned you have some red and yellow in your furniture etc., maybe red is for you. Good luck !

Dee, if resale is important to you - as in you are planning to sell in the next 5 years, then I would attend as many open houses in your immediate area as you can before you decide all this and just gauge what other homes have and the prices they want for them. You also need to ensure you keep everything in proportion with the rest of your house. If your living areas are not spacious for example, having a very sumptuous master bedroom suite will be totally out of proportion with the rest of the house and not necessarily attractive to buyers. If you are planning on staying in the house for a good length of time - at least 10 years - then forget it, do what you want to make your home comfortable for you. I never cease to be amazed at the renovations and alterations people do after paying top dollars for a home. If you personally have no need for two bathrooms, then maybe accessing the main bathroom from the master bedroom is a good way to go, it depends on your needs regarding the other 3 bedrooms. Is one of the other bedrooms large enough to put a powder room into and still have good space for a bedroom or office. That would give you an extra toilet at least. Does your laundry have room for a shower to add extra amenities that way.

As previously mentioned, not traditional baths can be a nightmare with kids, so if kids are on your agenda, have a good think. Also, if you are not going to stay in the house for a LONG time, consider resale. Parents look for traditional baths for young children and non-traditional bathrooms look good, but can be a real turnoff. If this is your forever, no-kid home, go for it. If not, perhaps reconsider. I am also wondering why you are looking to spend so much on a bathroom that you will not be using (apart from the bath)? Just be careful you haven't overspent/overcapitalised on a portion of the house that really only needs to be functional and modern. People might love the bathrooms on the block, or whatever, but they buy houses in their price-range with functional amenities. Just some food for thought. Good luck with the build.

having already successfully used steel shed structures several times you may be interested in our latest project, based on a custom designed steel shed but built to residential home standards meeting all BCA, Basix and local council requirements with proper kitchen, bathroom and laundry...this shed is 10.5m x 7m with a steep asymmetrical roof and inside raked ceilings rising to over 3m ... the internal walls are not load bearing so size of rooms can be adjusted to suit but the building has been designed for three bedrooms (although we plan to use the space of two bedroomsas an alfresco area with opening walls) and bath, laundry living and kitchen ..our building is intended as a holiday house in an isolated area and costs include expenses that aren't needed in the suburbs and you should be able to build a similar sized structure as an owner builder for much less than we're spending because there's no power, water or sewerage on our steep site in a bushfire zone so the quote in my last post could be reduced to much less than $100,000 as i realised that you won't have our extra expenses... final costs would depend on your choice of finishes and how much of the work you can do yourself but price for our steel frame was only $17,000 plus $5000 labour to erect... we've chosen steel cladding for the outside because we prefer the look but there's no reason why you couldn't have something else and this photo shows progress to date pending internal walls and plasterboard lining etc
