Comments (32). Its just way too much timber! So the floor should stay, because its harder to change. Start by definitely at least pull out the part of the kitchen with the weird enclosed fridge space. that really cramps the room. Then pull of and replace the cabinet doors and the laminate bench top. pick some amazing tiles and have your husband work his magic! Paint the walls a nice colour to really make the space look more vibrant. Get rid of those horrible blinds completely! We are doing out kitchen up and we don't have much money or skills or access to tradespersons anyway. So we are keeping it to a minimum. Do it little by little. Comments (38)lots and lots of good comments. but it all depends on your goal. i recommend to my young clients to very clearly identify what your goal is ie. just moving out for fun, to live in to next, to create financial security and to have your mo ey work hard for you. And the earlier you start, the better. So, My people start on a planned path that steps them through the process to get to their goals. so, for you, you have to consider the current economy and laws, and your financial situation. At the end of the day, you must buy the right property in the right area at the right price and theres ways of working this out easily. Comments (20)oops with the diagrams.. Note that the "shed like" part of the extension joins onto what must have been the original lean to that extends all along the original villa part. Note the pillar in the living area, that is structural. Another strange aspect is that the toilet juts out into the open plan space ( I think that could be remedied with $$s and it could fit into the main part of the family bathroom by taking out the old corner spa and putting in a smaller freestanding bath for example) . By the way, the "retreat" is actually a courtyard that could be a nice feature if properly landscaped etc. A new roof (to get a new roof line) might work on the shed like part, but the walls around the west and southern perimeters of the space are just windows/doors so I don't think they could support the weight of a "proper" roof rather than glass? Comments (51)Sounds like a very stressful situation! If there is absolutely no way the builder will allow you to change things (even if they did, I imagine they would ask you to foot the entire bill of pulling the tiles down and replacing all water proofing in addition to new tiles), I can make a few suggestions for improvement. Firstly I would suggest replacing the tiles above the vanity with a white mosaic, a patterned or a textured feature tile/strip. You could also use this same tile to replace the vertical feature in the shower. There are some beautiful shapes and sizes available to choose from. Secondly I would address the grout situation in this way: Floor - dark colour grout & Walls - Light colour grout. Lastly if it does not prove too difficult or expensive, maybe replace the tiles below the vanity with a plain white tile (could be similar size).
