Having to build my own Kit Home - any advice appreciated!!!!!
Comments (8)We are doing this right now, but a larger house. We went for a steel framed home. We have had fantastic support from the kit home company which has been invaluable. Have you built before? We hadn't. We did the roof ourselves, but would recommend outsourcing it if you have the budget. Get recommendations on all tradespeople if u are doing it yourselves. Our kit home company have been good here again. Get ready for the ride of your life, it's all consuming, but a real life experience!...See MoreKit Homes Expectations/Build Advice?
Comments (21)I signed their Design Agreement in June which includes a non-refundable 1% deposit. I've had to walk away with nothing to show for it except the wasted money and time. From payment it took three weeks to get a consultation. I was talked through a concept, but they refused to provide even a rough sketch. In three weeks they promised a floor plan, 3D render and costing estimate would be mailed, a follow up Zoom meeting a week later. Three weeks later, no communication from Storybook, I rang and they said two more weeks. Two weeks later, no contact, I rang and they said one more week. One week later, they rang to say the 3D artist's computer monitor was broken, so it would be another week. I asked for the floor plan, but was denied. One week later I had a Zoom call with the concept and costing sent via email after. Their was very little reference to the design direction form I'd filled out, but was presented with a concept that looks lovely, but with decking and glazing along both the western and eastern sides would make for a very uncomfortable home - they don’t think so - just get a lovely umbrella! The concept was $50K outside my budget, due to increase in materials cost, and their costing under-estimate put it about $55K over budget. But their estimate to finish the build is not based on any evidence of local trades research and the reality pushed the project well beyond their estimate to complete. However, they have offered, if I pay them 50% more they will give me a new design within my budget. No thank you! Their biggest whinge is that Storybook has done all this design at a considerable loss. Not true, the “Services” vaguely referred to in the Design Agreement was more than 12.5% of my build budget. Then there’s the cost for the Kit. Turns out my custom design was a pre-exisiting design on their website. Along with that, they don’t guarantee the design won’t change or be passed by Council, nor meet bushfire and engineering standards. They are not giving back the deposit....See MoreNeed advice on a new house layout
Comments (36)Hey! Figuring out the layout can be a bit tricky, but don't worry, I've been there too. It's all about finding what works best for you and your lifestyle. Personally, I'm a fan of open floor plans because they create a spacious and connected vibe. It's great for entertaining and keeping an eye on things, especially if you have little ones. As for the bedrooms, it depends on your needs. If you're thinking of a home office or a guest room, that's always handy. For those planning to purchase a condo in the near future, I recommend looking at the options that Hillock Green has to offer. They are considered to be one of the best real estate developers....See MoreHELP: Needing advice to alter front of new home?
Comments (5)I wonder if the drive is purposely supposed to be darker -- the water meter or whatever that is in that circular concrete ring is a lot lighter ? The garage door is a shocker -- it just looks like a whole wall of nothing . I like the warmth of timber , and with the wall colours , I'd go a cedar or similar slightly redder coloured wood , as opposed to a honey gold tone . In fact , I think the entrance door is that tone , but I can't be sure ? Failing that idea of a timber door ( it won't be cheap , but not super expensive either , and I think good value , but its still $$$ ) then paint will help . I personally would go for red , orange or yellow tones , but as robandlyn says , charcoal would also suit . The other thing I'd be tempted to do is painting those barge boards around the top , probably in charcoal . There's not too much wrong with the white , except it is too close colour wise and attitude wise , to the wall sandy beige . And yes , knock yourselves out with gardens -- white stone , bark , cactus , lancewood , red leaves , green leaves , grasses , tall and slim , low and wide , just maybe not roses . . . . . . . . . ....See MoreAmy Watson
