Red brick exterior renovation

Hi, trying to come up with a way to makeover this front exterior. Thinking of keeping the red brick as rendering would blow the budget. Is there a way to slightly bleach/lighten the depth of the red? If not it isn't a big deal. Thinking of painting the eaves a deep navy/ charcoal to compliment red brick and the same with the front door (on the side of the house through the first arch) and new double glazed windows. The wavy edging on the eaves will also be removed. Don't know what to do about the awkward garage though, and we are wanting to fence off the open area leading to the shed (with a gate) any ideas?

*Budget is allowing for a new carport ps: can anyone tell me the era/ architectural style of this home? it's kind of like a bungalow...and has a lot of Spanish style arches? I think it was built in the 60s or 70s because of its funky carpet and bright orange laminate Benchtops. But I'm amatuere and really don't know!

Early to mid 70's probably. A client was going to do a renovation on one rather similar to yours and the original plans from what I can make out say 1973. Theirs was build by Orlit P/L in Blacktown Sydney.

I'd go with the Spanish style and paint the bricks white, leave the facia, etc.

I'd focus more on landscaping, driveway, etc.

thanks! We are definitely going to be doing a big landscaping makeover! I can't wait!

In regards to painting the brick, is it relatively straight forward to do? Ive seen some dodgy paint jobs over brick, is there a trick to making it look flawless? I absolutely adore the Spanish bungalow look so I want to do it justice, with it still working in a bushy perth suburb!

Take the lattice out, the lattice looks as though it has had its day, replace with horizontal or vertical slats, you can get in many different colours, using colour bond type product...would really give the fence a face lift

I don't think that it is so much the wall that is the problem but the plants hanging over the wall. They are leaning on the wall and look as though they may be destabilising the whole wall to the point that it may fall over. If you removed all of the top heavy plants on the inside and then had a simple hedge that is a bit higher than the wall itself so that you get a solid green above the wall, then this green would break up the monotony of the wall. Keeping the weeds away from the base of the wall would also help, tho this is not too bad. You could paint the lattice but once you do this you have ongoing maintenance. You could paint it a bright, bold marine blue or yellow based red/orange, but as stated, the maintenance is then ongoing. I would look at the structure of the wall to ensure that it is stable before doing anything. Alison

You asked about painting the 'stripe' , and I was going to mention it in my post above . Visually , that existing hip-line 'stripe' looks a bit funny , it is pretty non-existent on the left , then sort of alternates between red and white . So that seems a problem to me , because I was going to suggest either 'just' painting that 100mm or so stripe in black , or preferably getting a slightly raised render 'hip line' , either in a black render , or painted afterwoods . BUT as you don't want to do red around the top , I think that would look like a dogs breakfast -- red and white with a black stripe is pure 1960's style and class -- red , white , mauve or grey , and black would look disjointed IMO .

Someone earlier in this discussion said "embrace the architecture" and I agree. Changing the architecture is expensive, especially squaring off arches. Arches are typically associated with Mediterranean architecture and love or loath em, arches are pushing back into modern day architecture. So go with it by removing the concrete balustrade and build more arches to match those below. Bag and paint the brickwork with a Porters limewash paint to obtain that authentic Mediterranean and uneven look. Consider semi-circular balustrading for that Romeo and Juliet look or better still add semi-circular concrete planter boxes for added privacy. They can then be planted with low growing and trailing plants such as a variegated ivy. The head s of the top arches only can then be topped with a timber batten screen which will soften the facade further and you will have a modern 2023 take on Mediterranean Modern. Keep that going throughout the house to give it a full and complete reno. Think 3D as your home has 4 facades not just 1. I see all too often homes where the owner renovates the street elevation and just paints the rest of the home. It looks as if the home has had a full size photo glued onto the street elevation. Even the fake stone stops at the corner and the whole facade looks as if it will just peel off with the next rain. I've attached an image of a new development near my studio on the Gold Coast which give you an idea. It's not exactly what I have suggested but it does demonstrate the use of arches in a modern architectural setting with the use of timber and trailing plants.

if the shed and gravel driveway also belongs to your block it could be worthwhile to consider having the new carport closer to the street and use the old carport space for more of an alfresco area...a plan of the house and block with measurements would help invite suggestion...btw the wavy barge board and fascia would be better replaced with Colorbond steel but the eaves are always better painted white to reflect light into the house and, if you decide to change the walls, research "baggged" brick which may also suit the Spanish style and is easier to DIY than render but i prefer the red brick (cleaned and repointed if necessary) with a bright white and taupe trims rather than the navy grey

We had the same problem. I ddidn't like our colour brick. So I purchased lime wash paint from PROTERS paints. You need to dilute the lime paint with water. they'll give instructions. Then I did the whole house. You need to go lightly on the brush. I have attached some photos for your benefit. You will see the before and after shots. I hardly put any paint on every 2nd brick around windows to give it the old look. out the back, I even painted a lge pot and the concrete slabs and transformed into a Water feature. You have to really work lightly with your paint brush so it gives it the lime wash look. You can pick any colour you choose. Hope it helps. I am 64, and honestly it didn't take long to do whole house. You need to house it down to remove dust and cobwebs. good luck

Rendering can certainly make a HUGE difference. Have a look at this home in City Beach that we renovated a couple of years ago. Food for thought!
