Need help to understand who I need to engage with for best outcome

So my partner has designed our new 2 storey home. I now want to speak with an architect? Designer? Builder? (not sure who is best) to 'peer' review the proposed plans. We are both still not 100% sure of external materials but like the idea of using rammed earth / stone / other earth type materials. We know that this decision will then set the tone for the rest of the materials etc. What are your thoughts?

i suggest you need a specialist designer and builder for rammed earth etc so try the Aust Association of Architects, ATA, Rammed Earth Builders, check stories in the alternative building magazines etc for names and start sending invitations to prospects in your area but make sure you include an explanation of what you want to achieve and then meet with likely candidates to identify previous work and to help decide who feels like the person who will achieve what you want..sounds like an exciting project i wish you the very best of luck

Have a chat with some one who has experience with these building products.

Straw bale or hemp could be another alternative. A lot of builders have never heard of these let alone even using them.

Dick Clarke from Envirotecture would be my first choice due to his experience with these products.

I'm always surprised whenever I read discussion threads on the pros/cons of timber vs engineered or timber-look products is that I seem to be the only one who cares about the sound, not just the aesthetics. I grew up in very old houses and for me, that sound as you walk along a real timber floor is majestic and cannot be replicated by other products that to, seem to all sound like fingernails on a black board in comparison (okay not really, but it evokes the same reaction in me as does walking on lino). So, for that awesome sound of "real" timber and for longevity's sake, authenticity's sake, and all the reasons above I say option 2. Of course, budget is also important and I totally understand the width argument too.

What an exciting project - providing you have adequate ceiling height and the budget to pay for the services for a bespoke solution. You may want to consider using one of the better shop fitters who can design, build and project manage the whole job. They are used to doing quirky, small scale projects to a high level of detail. The better ones don't come cheap as you are paying for a multi-disciplinary service that is project managed and co-ordinated.

Hi Bec, I said it was coming, My idea is to open up the kitchen against the back wall with large Island and access to the verandah. This would need a full height wall or one the same height as the cabinets which could allow light in to the hallway and not interfere with the ceiling, I think there's already a wall included with the existing kitchen. Meme suggested using the family room which would save on adding more rooms, this would work really well with full height pocket doors between it and the kitchen, great for theater snaks. If you were to use this space you would have to go to the ceiling on the walkway end of the room as well as between the kitchen and new media room cheers

Hi Brenny, This is absolutely the work for an interior designer/decorator. Some designers do larger scale work, however like myself, we happily engage in all scales of work. I would definitely recommend either meeting face to face if they are local or speaking on the phone if they are remote as to get a feel for the designer before committing to them. Normally, after a discussion regarding the scope of works, they will provide you with a quote if they (and more importantly you) are happy to proceed. Even more importantly, professionals know what they are doing, and (should) have a large array of suppliers to work with and good product knowledge. Some (like us at JFI Studios) also provide you with trade discounts from suppliers who offer it, so not only do they help you with what you need to find, but also can sometimes offer it at a cheaper rate which can go a long way. Hi

May I ask why you want to use rammed earth?

There are other more energy efficient materials around particularly when you want to build two storey.

The answer to your question as to who to use will be heavily influenced by what materials you choose.

Building in alternative materials usually requires changes in methods regarding eg footing/concrete details, reinforcement (engineering) prelays and finishes.

Talking with builders / architects experienced in the method eg rammed earth early will both help you avoid mistakes / late changes to accommodate materials and different requirements....

I would start by talking with builders that have built in the method you like. You will soon find out if it is what you want.

A simple web search will locate rammed earth builders who are experienced in double storey homes. I know of one in QLD.
