Comments (25)Hi siriuskey, I agree the bathroom is too far away from the living areas. People will have to trek to the other end of the house past bedrooms to get to the bathroom. I'll think I'll move it back. The high set windows for bathroom privacy shows that it is possible to have a bathroom at the front of the house no problems. Also, the living room space with open walls is just a way to create 2 spaces in the combined area. If you want you can create a more private room by closing the sliders. Just thinking about resale and having more options e.g. one watching tv and the other in the family area. Do you think it would be better being one larger space at 11.3 metres long by 5m wide? Comments (9)My first question would be where are you located? Cairns will have very different requirements to Tasmania, due to their different climates. While I agree with other posters, that flipping the plan will give you more light, the living areas will be similar in any case. Receiving N, E & S light. Flipping the plan will give additional bedrooms northern light, instead of the garage. But the main point is trying to get northern light into your living areas, & direct sunlight into those living areas in winter. This is difficult on such a narrow block. So my next question is what is to the north of your block? A neighbouring property I presume? If this is a two story property it will badly shade your living areas, no matter what you do. So what's the best way to get northern light (other than going up & building a two storey home, to get northern light into the top storey)? It's to build as close to the southern boundary as possible, so your northern windows are as far from your boundary as possible. This will reduce overshadowing from your northern neighbour. It looks like you have a zero lot boundary for your garage. How far is it from your meals area to the boundary, & how far is it from the kitchen to the boundary? If the plan is flipped, how far will it be from the family room to the boundary? Comments (30)Thanks for the feedback everyone. Lots to learn and so much to consider. I ended up doing more research to decide sizes for built in and walk in robes. We decided to keep one of the bedrooms at the front of the house to be used as my husbands work space. We have 2 kids and get interstate visitors often which is why we initially wanted a study plus 4 bedrooms. But I like the idea of a living space to break up the hallway a bit and to let some light in. I know we have to think about the northern light for the front room, but my husband works in there every day so I think it works better energy-wise. We moved the guest bathroom closer to living space as per oklouise’s plans (so helpful!!) and did a similar configuration. I think it’s nice for entertaining for guests to have easy access and not to have to walk past bedrooms to use the bathroom. With the reconfiguration and the extra length we added to the family/meals area. I think it’s looking like a pretty good sized area without going over our budget. Comments (12)Hello. Aaargh did not receive notifications from Houzz so didn’t realise I’d received responses. Apologies and many thanks! So our current apartment faces East and is above a Coles car park. The view from interior is sky but on the balcony on one side we look into apartments on the left. The other apartment is south facing and looks over a large park and can’t be built out. We are a family of three with an 11yo going on 18 and with all the bedroom doors opening into the living area, the idea of a corridor is actually appealing :) The third bedroom would be the adult’s study. The balcony space would definitely be smaller by being separated but I think we’ve entertained outside once in three years. Above is a concrete slab roof with no plant equipment. We know others on the fourth floor and they are not experience issues with the skylights. Our main concerns are twofold. The living area is 1.5m shorter than our current one and 50cms wider. Trying to get a sense of whether that would make a huge difference is challenging without seeing the other apartment. (The owner is open to selling but is conscious that he has a very good tenant and doesn’t want to spook him with inspections unless we’re super serious). The second is the Euro Laundry and no butlers pantry. Ideally we’d like to convert the powder room and laundry into a combined laundry/butlers pantry - but not sure how achievable that is as we imagine all the plumbing is currently in the wall separating the two.
