Hello Fianou, Congratulations on your charming home. I think it has so much potential. I love the idea of teal, it is fresh and welcoming. I was thinking to give the home some street appeal and to also make it extremely functional. I would see if you could afford to put a wonderful wooden deck out the front, and then I would have window shutters painted teal placed on either side of the windows to give it street appeal, if you could afford to paint the brick I would paint it in a happier white tone with the blue accessory trim on the shutters on each window and also on the roof trim to tie it all in. On the deck I would have flower boxes painted in the same teal colour or whatever colour you choose to link in the whole story. I can see it can be so sweet and charming and a real place to call home. The timber fence at the side would also link in with the decking at the front. Treasure it for the gem of a 1940s/50s home it is, complete with glorious wrought iron work. Suggestions have been made as to how to boost the height to meet current building codes. You will regret updating the exterior for what is likely to be a one that will date quickly and be higher maintenance . It is only a matter of time until such homes are as treasured as Victorian terraces or Californian bungalows. It is an icon of its time. Accept it for what t is. Why make your house look like a fashion victim of 2019, when it stands in almost the full glory of its original period? It will also save you a fortune too! But yes, minimise the concrete! and add a garden that refects the period the house was built. Roses if you like them, with maybe a magnolia or crepe myrtle feature tree but for lower maintenance try some architectural and ground covering succulents. You could also go with edibles like feature citrus and olives for a Mediterranean feel.

@Tribble - the situation is the same in Em Bee's part of the world as in ours. Aging demographic, lots of immigration and also internal migration, and of course offshore buying. But where I live, the issue isn't so much competition, as the inability of builders/developers to read the market. Our own builder (small builder, one project at a time, some of them industrial, not housing) told us that the two-story houses in our town were simply not selling that quickly, whereas the one-story houses were listed and gone. (He sold us our house before he tore down the old one, and sold the other house on the block about 3/4 of the way through the build and before it was ever listed. The two story house around the corner from us was on the market for 8 months). I'm not a huge fan of government intervention in housing (I saw public housing in the UK and that was not a good thing) but I do think strong regulation on foreign property buyers is appropriate. That said, I also think the builders need to get their heads together and recognize that there's a boomer population that has a bit of money and wants something different than the bog-standard two-storey box house. Time for the developers to catch up. Okay, sorry, second rant for the day.

Just trying to study your floor plans which unfortunately I can't read so can only guess at the room use. I have no idea of the room sizes either, but I'm just wondering if you have actually done furniture layouts for each room to scale. This is really important. It seems to me like you have some great ideas you have picked up but then tried to make the rest of the house fit around them. How many people do you intend having live in the house? You have a lovely generous ensuite with a private toilet area for two people, but then have a main bathroom for how many people, jammed into a space almost half the size of the ensuite. Even the toilet is in there with no privacy whatsoever meaning that entire space can only be used by one person at a time. If you are planning this for kids, that will translate into lots of fights and arguments. If you want to create a really luxe and practical space, create a separate enclosed toilet, the shower and bath in an enclosed space and the vanity open for use at any time. This would be more in keeping with the standard you have set in the ensuite and balance the house so much better. These sort of details have a major impact on the overall value and attractiveness of your home. I don't know what you plan for the open space upstairs, but with a window along one wall a passageway the other side and only minimal wall space your use of this room will be severely restricted. Similarly the room under it will be very limited in its use. All the more reason to plan furniture to scale. I have seen master bedrooms done with the double doors which look very grand in the right sized room but in the wrong sized room, it just looks ridiculously pretentious to fling the doors open with a flourish, take two steps into the room and fall over the end of the bed. I'm sorry if I'm sounding harsh here, just trying to use my years of experience to help you create an amazing house. I've seen many pitfalls and I know how easy they are to make. You obviously intend spending a lot of money and you have some great ideas judging by your Ideas Books.
