Hi Chris Good plan revision there may be a couple of things that may help 1. You need 3Ds to make a decision on the front, its not to difficult to do if your Building Designer has the appropriate software, in all my design I give my clients 3Ds because it is difficult to understand spatial concepts from 2D's drawings - even fro people that do it every day. 2. Internal views are often more important than external - you spend more time inside the house than outside., your neighbours my spend more time outside looking at the house. 3. Upstairs I really like the master bedroom, but one of the robe has a window in it this would mean that the clothes would become decoloured. I would remove the window. 4. Also I would remove the window next to the TV in the recreation room - TV's will increase in size and the window might not add to better viewing. In my opinion the recreation area forces people to go around the sofa - children wont they will walk over them - more fun. I think the Tv should be on the Bathroom wall and the room squared of and the real furniture put in to scale - might help a bit with the final decision, some 3D's would help. 5. There seem to be no window in bedroom 4. 6. The downstairs works well, just that the kitchen bench still has a sink in it - not very practical, and a bit old fashioned because it really does not work - tend to spill between sink - stove and fridge - wet floors are not very helpful in work areas like kitchens. Hi Kelly, love the floors. my first thoughts would be to swap the current living room furniture across into the empty space/Family as this is a bigger area and already has the alcove and Jacks for the TV and make the old living space a computer /reading space, it's good to have the computer in an area that can be supervised. I notice that the kids rooms come straight off the family room area which is lovely for them to have ease of access to this and the outside area but perhaps a small screened section from the left hand side where the long hanging is and on the passage side. good luck

I already know exactly will go in the unit. Ideally 3 open shelves high enough for central speaker, AV receiver and PS4. Ok that's what I though, the brown walnut TV unit I posted above won't do it I think despite being exactly what I need in terms of storage and set up with 3 open shelves. I just came across that one which looked perfect, however the open shelves are too short Thanks for your input, this helps a lot I think I will eliminate the brown TV units. At least now I know which color to go for.

The double doors are sold so that we can open up the space to create more of a flow through. We don't want to destroy the character of the house but it has features that are hard to live with. Sadly there are benches in the laundry that would prevent a door rework. The space also has an external door which we use a lot. I guess we just aren't closed door people ! And yes resale is an issue I am concerned about if we close off one door but obviously it couldn't be the door from the kitchen because we need the access to the dining room, ho hum.....thank you Kate for the layout suggestion....if only we could afford to buy different furniture that would work ! the space is quite narrow.
