"Architect-designed houses are not accessible to all." This is a myth championed by the building industry. Alternatively, why not focus on the key benefits architects bring to a project. Here are a few for you: • Appoint an architect to your project and you’ll gain a home designed for the way you want to live.The alternative is a builder-designed home that suits what the builder is used to building. Quality builders will ask for plans and specifications to be thoroughly documented so that they can go ahead and do what they do best, which is build. Working out with the owner what you’re going to build and why is the architect’s role. • An architect manages planning approvals. This process is complex, often arbitrarily applied by many Councils, fraught with pitfalls for the novice and is ramped up every year with new hoops to jump. If you want a professional on your side who knows the territory, will go in to bat for you and will forge a way through this minefield, you need an architect. • If you’d prefer to put the works to tender to a number of builders rather than having to accept the quote of the builder you started the process with, you need an architect. • If you’d prefer to protect yourself with a proper, architect-managed ABIC contract that works equally for both parties and is legally enforceable, you need an architect. • An architect will minimise costly changes during construction as he or she will produce a proper level of drawings (expect 20 x A3 pages for a new home, rather than the 1-2 pages you’ll receive from a drafting service.). The reasons for this are that you have on paper exactly what you want to build. Without this, you are entering a contract with a builder with none of the details resolved. You wouldn’t do that if you were buying a house, so why do it when spending an equally significant amount of money? Unfortunately, some builders see this approach as an opportunity to happily accept constant changes from ‘project managing’ owners because it’s just another variation that he can charge for. The longer he is there, the better for his margins, particularly when there’s no contract to speak of. Finally, an architect is a specialist with a professional duty of care, irrespective of financial gain. In other words, they’re there to support and protect you, without benefit to themselves. No one else in the building industry can provide this.

Having lived for years with a front loader in the kitchen under counter and now with a good sized laundry I am resenting the laundry for the space it wastes! I would rather have a "european solution" and a good en-suit and walk in :) really it is a matter of how you want to live, in reality if you spend your life considering resale you won't enjoy your home, prospective purchasers will love or hate whatever you do, those that don't want a space solution will be the ones who want the big ensuite and robe anyway! To be honest - they are both pretty dominant for a 2.7 m stud - I like the idea of multiple hanging of similar lights. You could also purchase something less expensive and think about it until you find the perfect piece - sometimes we need to live in the zone before we see what it needs. One tip re budget - if someone walked towards you with $7000 in one hand and the light fitting in the other - which would you choose - a good temptation tester !

You could try Wet & Forget on the driveway. You can buy it ready to use and attach it to a hose or buy a bottle that you dilute to use in a sprayer. I have used it and it works - slower than water blasting but it won’t damage driveway if it has some damage? I can’t quite tell from photo if that’s grass clippings/mulch or broken concrete on driveway? If you use it be careful not to spray garden bed. I live in FNQ and we planted seaside daisy - doesn’t need watering but it also won’t die from our wet season. It’s a ground over and spreads out beautifully in a courtyard area that’s get a lot of sun. Just needs a trim from time to time. I see you have Rio (purple green ground cover) which you could separate and plant down the path but it does like water. Maybe for the fence you could try attaching lattice to it and plant another passion fruit vine to help cover the whole fence. It does look like you need to get rid of some woody parts of the passion fruit. It’s a tough plant and will enjoy a bit of pruning. We had one that I thought had died last year and it has returned with no help from me. Be careful with the heliconias and gingers ... they can get out of control if you don’t stay on top of them. Anything tall will cover your fence but it will also cover the passionfruit vine which obviously loves the spot it’s in. Good luck!
