Every one in a while he misses the terrible weather. You know, cold, rainy, cloudy, foggy, and if and when we happen to get a day something like that (we're in N.E. Florida) he misses home! BTW he's one of the best physical therapists I've ever met and I used to go through them like toilet paper!. He got rid of a terribly bad spasm that I had in one form or another for three decades, and he did it in three sessions. It changed my life.

The trouble with that Tribble4152k7 Trek is that everyone reading who has not experienced it thinks its just a page of jokes. The trouble with many milennials is they want everything now and have 'tanties' thiking they are entitled to it then they compare themselves and their situation to others when they have no idea how those others got where they are. It doesn't drop out of the sky for anyone but it might gush up from the ground for some Oil rich people. Some have absolutely no idea of what "I can't afford that" means! A good starter home is one you can afford but unfortunately, when they have no idea what "afford" means its not going to work is it? From what I've seen some milennials can't even manage on two salaries...and good salaies at that, many times because they include in their budget too many things they consider are absolute necessities. Because some of them earn two salaries they believe they are entitled to certain luxuries...theres that word again...the two words that defeat the purpose of getting their own home...even with a mortgage.... "afford" and "entitled". Sometimes $5 is out of the range of affordability and sometimes a two salaried couple forget why they are working so hard and reward themselves for their efforts. Then there's the syndrome "keeping up with the Joneses"...must not lose face, must not appear underpriviledged, must be able to measure up and match the spending habits of friends....who, you never know, might be doing exactly the same thing. My maxim has always been...and I count it as the reason I survive on very little, is,,,"Old is not bad" - " Out of fashion does not mean its broken" - If it works and is safe don't discard it and if it costs little to fix...fix it.... recycle, repurpose and re-use. If you can pick it up at the Op Shop its somebody else's loss and your good fortune. Finally, ask yourself..."Do I want this or do I really really need it?'...that's a good one. I always maintain that if you have something that you had to work really hard and save scrupulously to get...then you are entitled to it...and that applies to small things and to getting a home of your own.

Ok so after all the feedback I made some changes. After looking at it, I would like to make entry point from garage on the garage wall, so you still enter into pantry, but you dont have to walk through pantry to gain access to the house. I would also like to flip bathroom and bed 3 so bathroom is centred between rooms. Also not convinced I should have entry to lounge from kitchen, should I have kept it entering from the entry. My only issues now is, do you notice how the bathroom steps in? This is because the ensuite is a bit bigger. Will it look ok once built or do I take that 30cm from my ensuite/main room to level it up? If so do I take 15cm from ensuite and 15cm from main bedroom? Also I really wanted the compartment bathroom that oklouise suggested. But its not big enough. Any ideas? My current bathroom is 3100 x 2600.

the only way to get a 350 square home on an 800m2 block is to high-rise it ;)........pretty sure they mean 350m2, which is still a reasonably large residence and as a custom build would cost easily $1M any day of the week.......... The answers to the questions around value and whether it's actually a sensible investment to build a certain type of house in a certain location on a certain format with certain features etc are always valid, however possibly better directed to people who are dealing with property value and the market/buyers - an experienced local real estate agent should be able to provide some relevant advice/information around these queries....... I'd only be building what you need for you..........you shouldn't be trying to 2nd guess a potential buyer sometime in the future when you are designing your own home for now. It's fine to building flexibility and future proofing such as say an additional bedroom or kid's playroom etc, but a self contained granny flat is only "useful" for a certain situation, and whilst some people may think it's of value, others equally could consider it a "whatever" and consider the space/cost could have been used better......it's like how swimming pools are similarly hard to "value" one way or the other....it depends on how something is done/integrates or enables a certain function/lifestyle........ultimately, something's/anything only worth as much as what someone is willing to pay for it, regardless what the opinion of what it "should" be.....
