Comments (22)yes & agree oklouise - unfortunately our industry at times is let down by itself with operators failing to meet the mark/needs/expectations of its customer the homeowner and it's big problem in that it only reinforces a general lack of trust/faith and in turn diminished perception of value in areas of design that are ultimately the most important for the project outcomes. It's super frustrating to witness (from our end) and a big problem that there is no easy answer, particularly when such large investments are involved/required. I can certainly appreciate the "once bitten twice shy" attitude that lead many people to throwing their hands up and having a crack themselves and I myself have (in other areas) experienced this and if you can have a go yourself why not if you think you'll get better and more cost effective outcome (or maybe you have no choice because you blew the budget on the option that failed to deliver!). I had reservations about our plan but through the knowledge and inspiration I have received from you Houzzers, I got some wonderfull ideas to enhance it that I can take to the draftsman and the ideas will improve it greatly. I have taken in the thoughts and ideas of posters. Some I've agreed with and others that I didn't agree with were still of great benefit because then I was able to fully assess what suited me and our family and tweek the suggestions. Comments (14)yes it is a bit of a quirky layout - but for that budget realistically you'll be limited to cosmetics/fit-out upgrades and minimal alterations - there's no way that budget will stretch to cover both renovation + an extension. Advise you seek professional advice in regards to options and likely costs involved one way or the other..., as off the bat, if we were approached with this general brief & budget, we'd be saying likely double or triple it to get it properly reconfigured....the tricky thing on these is where do you draw the line and whether or not it's actually worth doing anything unless you are able to achieve an overall result that makes sense. The issue is that the house zoning is all over the place and if you're going to do anything the whole thing needs to be pulled together to make more sense and function more practically with say main living, master area & secondary bedrooms/kids zones properly organised and positioned so as you correctly identify, you are not doing the "wierd" transition across certain spaces into another than doesn't make sense in terms of the overall residence. Whilst you may have a reasonable amount of existing space, by the time you get it working practically to your needs by trying to rejig within the existing perimeter, you'll be staggered as to what the costs will be. This is a classic example of what we deal with regularly, and more often than not these types of projects scopes will involve (a) increase of budget to achieve the scope and (b) a delicate and carefully though through solution that minimises work to existing and consolidates the spend as cost effectively as possible, which typically is achieved by some form of "clean" demo & extension solution......these days it is often proven false economy to rework within existing building perimeter unless it's confined to relatively cosmetic only upgrades.... Comments (21)Hi canan_ef, if north is at the front, why is the front room closed off to the rest of the home. Why can't you make this your living area, open to the kitchen and dining room, and alfresco. Having a separate lounge room at the rear of home. Therefore taking full advantage of the northern sun. In your original brief, you have mentioned an office. In your new design I can't see one. The toilet downstairs in your new plan, is not private. oklouise plan, shows the laundry and pantry are better placed for everyday use. Upstairs, a separate toilet is always better for other occupants. In your master bedroom, the robe and ensuite are too far apart.
