Roo – As far as drying things in a microwave, at my salon, they have a bunch of small wet towels rolled up & sitting in a small microwave, to use for your feet & hands, when you get a pedicure or manicure. It feels wonderful!! I think people here like that you can choose to live in a smaller municipality that doesn’t have a high school, so the tax levy is a lot less. The students have a choice of attending one of the neighboring towns, and the town pays a per-student fee for them .. which winds up much less than having the overhead of an entire school. So in areas that were developed for retiree/senior housing, the school taxes are minimal .. and that’s the whole point of it. The larger the area used to calculate school costs & taxes, the more likely that you’re paying for a large student population elsewhere. As someone who never had children, I got tired of paying such high school taxes for the 23 years I lived in north Jersey, while the parents kept thinking of new programs to add .. for which we’d all have to share the cost! We also have that short-term capital gains tax for turning around a house, and a “millionaire’s tax”, that's an extra levy on homes sold for > $1 million. So it often made sense for people to sell just under $1 million – if they were close in price – just to avoid the tax. Mary Poulos – Great list .. we have the mobile dog wash come around every fortnight a good brush, nails clipped, a warm bath, then dried. for $20 each well worth it. Plus they have become friends they love our babies, the babies love them & get excited to see them. When finished they get treats and pressies at Xmas too. If you have "scrubba dog" mobile dog wash around your area well worth it especially if you dont have the time for sitting and brushing that long hair, most of the time Ellie hates to be brushed, but Lucy loves it, attention of any kind.

A guest bedroom should be inviting and relaxing but walking into a room with dbl. lge mirrors and seeing yourself twice on every occasion is not my idea of inviting. The chest is nice, how does that tone with the bedset? Could that be put on the wall opposite the curtains, add new crystal knobs and put a tiny chair offside with it and a small picture above with timber frame.How about a quilted beadhead in med. weight fabric to match the colour in the quilt (not navy) and do you need tables each side of bed? i've attached my suggestion which doesn't knock down any walls or change the entry and only includes an 1800 wide sliding door on the side of the sunroom (with or without matching windows (cheaper than doors) across the front, big stackers are more expensive to buy and install, very expensive to add security doors or flyscreens and take up more floor space with bigger tracks) and i hope the sliding door on the side would be less obvious and more acceptable to the body corporate. i suggest you keep the living room as is, change the old kitchen to a bedroom and install a new kitchen/diner/laundry in the old bedroom without knocking down the wall into the sunroom although you may wish to remove the double doors if they take up too much space..if you keep the separate sunroom it can be called a third bedroom, if you ever decide to sell...the new plumbing is on the external wall, close to the existing plumbing and it could be convenient to keep a small sink in the new bedroom to use the old plumbing...should be relatively economical and achieve your main goal, hope you like!!
