Hi Chris The cheapest option is Grind & Seal, but we usually recommend Mechanically Polished Concrete for inside of a home. This is by far a better option, if you were to go for a Matte or Satin finish it is less expensive than a higher gloss finish. Mechanically Polished Concrete does not have a top coat sealer requiring drying and curing time and does not need re-applying in the future which will save time and money in the long run. Because Polished Concrete does not require drying or curing time it can be used as soon as the process is completed unlike the Grind & Seal option. All floors are slippery when wet, a non slip agent can be added to a top coat sealer which would be the Grind & Seal method which we do apply in a shower area if there is not a shower base. Polished Concrete in Matte and Satin finish does have a very good slip rating, has no grout lines as with tiled floors where dust can get trapped therefore it is a wonderful easy to clean flooring solution. Hope this helps, I have provided some details regarding the 2 main processes below There are 2 different finishing processes / methods that are commonly called Polished Concrete, they are very different so it is important that you know the difference & which process/method you want and which is being used on your concrete Polished Concrete - 12 to 17+ step process During this process the concrete is ground to the desired level of stone exposure. After grinding the concrete surface, the Polished Concrete process begins. This process has a densifier applied in multiple stages that is absorbed into the concrete which hardens and strengthens the concrete. A Polished Concrete Floor is Polished in Multiple stages in a Refining Process using diamond tooling & resin pads. A penetrating sealer is applied in the final buffing stage to complete the process The "Polished Concrete" process has "NO TOP COAT SEALER" applied therefore there is no drying or curing time required so your space can be used as soon as the process is completed Grind & Seal (a 3 to 4 step process) This is NOT Polished Concrete. Grind & Seal is often referred to as Polished Concrete, this is the cheaper substitute that gives a "Polished Concrete Look" With the Grind & Seal method the concrete is ground to the desired level of stone exposure and a TOP Coat Sealer is applied such as water based, solvent based, urethane, acrylic or epoxy requiring 5-7 days to dry & cure

We are in the same situation as yourself. We ended up doing 2.5m basement, 3m ground floor and 2.7m top floor with .3m in between the floors as we also had height restrictions on what we could build. We are also building with slope to our land. Our basement has garages, games room and a bedroom in it and we felt that 2.5 worked. Hope this helps.

Last piece of advice simonsays - never "assume" anything - more often than not people sorting through this stuff on their own misjudge, either in under or over estimating what's involved, incorrectly thinking that it will be either easier or harder than it actually will be to achieve whatever it is......you need to define your various project requirements/details etc as a starting point, and have clarity on what aspects are more or less important for you. This also must include your budget BEFORE you put pen to paper working through the design solution...so if you want a 2-way fireplace, consider it now, and factor it in within the process of working through the costs (which should be occurring simultaneously.........also, remember that "design" is a process, working towards an outcome, which as always is about resolving project requirements to budget within a particular context/conditions.......the project outcome, whatever that is, will be very much determined by the design process and the extent it is invested in and executed....hope this all helps and best of luck with it all :) PD

Hi Jenn, If the house design allows for it, why not look at a compromise and have high ceilings in the larger spaces or perhaps look at skillion roofs with sloping ceilings in the more prominent spaces. That way you wont change the roof line if that is already confirmed and the stud height could stay the same for the wall linings etc. Don't forget though, anything that varies from standard will cost more and have extra things to consider - like Dr Retro mentioned. In a living room or master bedroom with high ceilings, window and door heads at 2000mm high look completely out of proprtion with the space and then what does that do to the outside appearance of the house and then extra cost for window treatments etc. The list of considerations goes on. The reverse is the case for the small rooms. Do you want 3000mm high ceilings in the powder room and laundry etc? Whilst it might create extra storage oportunities, high storage is the least convenient to access. It might look great though for a full height library wall with an access ladder!!! The potential options are endless. Also, if you want something non standard and a great quality home, is the builder the right person to be designing it for you? There are awesome builders everywhere but generally designing is best left to the designers if you want something a bit more than standard. Good luck, Christine.
