Comments (10)I would also go the the majority and paint first. Low VOC paints are also the way to go and as mentioned new carpet also emit toxins etc. so don't leave things to the last minute and keep things well ventilated for a few weeks after completion. If the robes are sliding doors they don't usually have backs so you need to paint the walls before robe installation, believe me as a pro i have painted many the inside of robes, you will have a neater job and save time. Some wardrobe companies insist on the installation prior to carpet so you have a better fit to the floor, so check it out prior to timing the carpet. So paint first, asked your robe company if they have a preference and if not, carpet then robe. Hope baby arrives safe and healthy ready to enjoy the new environment you are making. Comments (21)Hi Bec. I have a Federation home with high ceilings and I just installed a built-in robe in my master bedroom. The door swing lands within the wall-to-wall run. My solution was to install a 2200mm high robe and run a decorative capping all the way round to top edge. Behind the door, I stepped the robe back and installed a wide stack of drawers and open shelves. It neatly fits in behind the swing of the door without needing expensive structural modifications. I don't recommend going all the way to the ceiling where you have the luxury of height. It will shorten the room and you'll never get up there. Comments (103)When I first wrote in August 2017 we got a lot of great suggestions and comments. At the time we had accepted the limitations of the block (easements, tree, solar access etc). It is now one year later and I can tell you we found a way to move the garage to the south-west corner. This allowed us to move Beds 2 and 3 and the bathroom to the northern side. Pantry and laundry between garage and kitchen/living/dining. I think it was all of the comments and suggestions that encouraged us to look at it again from different angles, rather than just accepting the limitations. Thanks to everyone for their generosity! The solution involved working around a lovely tree (it is nice, just in the wrong spot). It is still in the way (council said we couldn't remove it) but we've opted for a long, curving driveway that starts on the other side of the block and weaves its way around the treeline to the garage entry. Not ideal, because a large portion of the front setback will now be a hard surface, instead of a garden. But if there is one thing that designing teaches you - its all about compromises. Comments (8)Yikes, even taking out the alfresco (I think the builder said this wouldn't be included in the calculation) still makes it 227.5sqm! I also just noticed that the zoning might actually require a 3m setback, sorry, it's hard to get actual zone info. The front and back are ok with the retaining and the garage just needs to be 6m from boundary which looks fine. The left side though may be pushing it. And also this plan will likely be out of our price range. I'm wondering if this alternative plan the builder gave us may fit? His price for this works out just inside our budget... we didn't originally like it but have worked out we could change the garage door to the right, fence from the garage up to the north boundary and have a gate for access to front door... it's not as ideal to have the garage taking up some of the good view, but it might even work better for the driveway position. In the second picture, the road ends at the 7.0 text and (A) I think is part of the section to the right... I'm not sure if their designer realised this or if there is an allowance for my driveway to go through there....See Moretlm
