Having lived for years with a front loader in the kitchen under counter and now with a good sized laundry I am resenting the laundry for the space it wastes! I would rather have a "european solution" and a good en-suit and walk in :) really it is a matter of how you want to live, in reality if you spend your life considering resale you won't enjoy your home, prospective purchasers will love or hate whatever you do, those that don't want a space solution will be the ones who want the big ensuite and robe anyway! Biggest Thank you to everyone who has commented and given me such good practical advice for updating my little front patio/porch area. Before I depart again and forget to update? This is how it looks, I am probably at a later stage going to work out how to add a wider sill as suggested, however it does look so much better than before. Such timely advice has given me the motivation to get it done. I have left the roller shades on one side just to allow a bit of privacy from the neighbours and wind/sun. And one day will swap the large couch for something more suited.

OKL is right about the 1m rule. Both the upper level deck edge and the upper grasses area edge need to safe. On the positive side the grass looks level which is great for kids playing and you can see the space from inside. On the negatives nowhere to put a table on the paving, from what I can tell from photos. Excavation and building a new retaining wall is not cheap, particularly if you have limited access. Need at least 1m path for a mini bobcat. Sorry get some local quotes . Kids quickly get used to stairs. My big ‘no way’ is flight of stairs from car into house.

I was thinking of going the custom route because that means I can ensure the brackets will be attached to the studs. I believe you can paint melamine after proper preparation of the surface, but I doubt if you can stain it.
