Comments (25)Hi everyone, I'd like to thank you all for your input. Have been a busy spring and summer, but now I'm back and able to focus on the living room. Couple of things have been done/removed since lately: 1. Leather lounge set: I've (luckily) sold the leather lounge set - absolutely great piece with great quality, but not my taste at all. It made a world difference to the living room and even dear hubby, who liked the set, did acknowledge that the difference of less furnitures is great. 2. The rug 3. The white cabinet 4. New curtains with pelmet I love the pelmet although it's old style and yes, the curtains are too short! Will amend this at later stage :) These changes have made a huge impact on the room. Also, I'm also open to change the dining table with chairs for another nice option in an attempt to make this more interesting/cozy/inviting. So, these are the only things that I won't be able to change (we may (note on may) also move house by the end of this year/early next year) # Blinds # Colour of trims and built-in bookcase # Camel back sofa - I'm happy to reupholster it though and change the fabric. This will cost $2000 but I think it's worth it since they are really comfortable and are of good quality. I'd like to integrate the white frame with the gold poster in the design - an idea is to place 3x posters on the biggest wall of the air conditioner. I'm aware that a brown frame may suit the gold poster better, but I'm so tired of the colour brown at this moment. --------- So, I now feel I'm able to adjust as per your suggestions and recommendations much easier now. Appreciate every response and idea (And sorry for the mess of papers on the desk and floor! I have put images of the outside of the house as that where the dining room is from there we will be bringing the decking out 3 metres which will create an out - indoor eating. this is the most finished room giving you an idea of the colour and house. all blue grey tones. sorry about stuff around but a reno house is hard to find spaces below is kitchen as is looking out to the dining through that open servery but we are taking most of that wall out to make an open space - its very small step down below into the dining through the left door way. below is the now dining. the table is very small and hard to pull chairs in and out of hence the indoor out door considerations. belwo is the outdoor looking in. from those doors we are putting a 3 metre decking i think. we have a lot of yard so its easy to do...See MoreSeeking advice on Proposed Reno. Comments (30)My advice is to think about the working/function as you need it for your family. Prioritise that (as a starting point) and get that happening somewhat free of a "box" shape extension and see how that all sits - it's like you're trying to squeeze it all in to a specific shape and then struggling with certain details....you're suggesting/entertaining ideas like a functional laundry/bag drop zone etc which 100% is important/relevant for a busy family of 4. The problem seems that there hasn't been true clarity on the function/requirements before the design has been proposed. Is it too small? Well it depends on how exactly you intend on using it - how many people need to be able to sit at the table or on the lounge etc..this will dictate scaling - whether or not you'd like a butlers pantry or not. Is the 3rd toilet needed? Well ultimately nobody can tell you that one way or the other - you will know whether functionally that is a requirement necessary for your family - all these are questions you will have (or need to establish) an opinion/position on one way or another and then (should) be able to work through (more effectively) & resolve with the architect whom you've engaged.....you are obviously staging the project which can be logical/necessary, and given this there may in fact be alternative and arguably more cost effective design options available for you (such as a 2nd stage "clean" extension for a master suite), but realistically that involves greater understanding/information of the site/context and your particular budget in order to provide specific advice/suggestions as to how best to achieve your goals...Good luck :) PD...See MoreKitchen-living reno re-design advice needed

I had not thought of the the off-centre solid wall suggestion in the tv room. This will make the space more functional. Very helpful. Thanks. Siriuskey – your design was similar to oklouise’s, so again many thanks for this. I like what you did with the entry area so will see if I can make this work given the dimensions of the house. BTW - the house is brick but I am thinking of partly limewashing/whitewashing it - but this is a very low priority item right now. Dr Retro – thanks for your comments. Appreciated. Yes, I'll check the sizing of furniture etc. Kate – thanks for your question re: wall at the end of the dining area. I’d like to create an attractive focal point from the kitchen to the garage wall, rather than just have an off-centre garage door (i.e. going for a look more like the below). I’d also like more storage so I added the partition wall, which could also have cupboards on the garage side. But your vestibule idea could work too. I will look into that while taking into account the other ideas from houzzers here too. All very helpful. Thank you. Dreamer – thanks for your suggestions as well. These give me food for thought so need to ponder more. I’m not sure there will be enough space for a fridge and an island but will draw it up and see. Just to give you more info here, not essential, but I would have liked to be able to have another tv (hidden in a wall-mounted cabinet) on the existing east-west wall that divides the kitchen-tv-formal zones now where the tv faces the kitchen so I can watch the news while cooking. I have looked at adding storage to the entry area as I think the house needs more storage so I will look at this some more again. Thanks again.
