HELP! Fitting second car in driveway of narrow lot
First home buyer here. We are building a house on a 9.14m wide lot. We have 2 cars and are looking for creative ways to fit a car in the driveway without blocking access to the garage.
At the moment we have 6.5m from the end of our alfresco (3m long) to the fence - so 9.5m from the back doors to back fence. This feels like plenty to me. They are now telling us that we can move our house 3m forward and add another 3m of backyard. But this would only leave us with 3.25m in the front for the driveway. We initially planned to fit in a curved driveway (see photos) and really don’t want to park the second car on the street.
Should we add the 3m to the garden? And if we do, can we still park a second car in the front without blocking the garage? Or is there some compromise in between?

4 years agoThanks for the feedback. I’ve marked north on the plan. We have a north facing window splash back on our new sketches, coming in through the kitchen, which you can’t see in this picture.

But you'll never regret doing a master plan. Set out everything you want to do. Comments (40)Don't get me wrong, I'm not advocating volume build in ANY way....there's actually little positive I can say about it except they are a more affordable option, and for some people that's the priority.....,whether or not it's in fact good value for money is a whole other discussion ;).......people have to work out where they sit within the quality to quantity spectrum for a particular project..................It's certainly a challenge here for you in that how can you accurately assess and distill/filter the "advice" offered by various parties?.......Seriously, unless a builder actually absorbs your design brief and comes back with a considered solution, any suggestion/comment such as " you could raise the ceiling" or "put in a window" or "use trusses" of whatever is neither here nor there, and are just floating ideas to consider in the mix...........but isolated "suggestions", whilst may be ideas to consider, don't effectively dealing with the overall solution/big picture to your challenge..................there are different areas of expertise in this game.....builders are builders, (and they seem to have a knack of getting called in and influencing too early in the process) they build stuff and certainly they have an idea about this and that from experience, and they can provide sound quotation/opinion on how much it will cost to do something... BUT really only properly/accurately once there is hard documentation in place (read: documented&specified, not basic concept/design sketches/verbal ideas) .......I have great respect for builders (it's a seriously hard rugged gig) and I know some fantastic ones, but builders are (in general) not "designers" unless they have come form a design background......and the conversations if held too early can be (unintentionally blurred, confusing and actually detrimental to the client and what they really need to be focusing on...........design advice from a builder can be offered with good intentions, however I have found it generally comes from more a singular benefit angle (usually motivated by business/profit) whereas (good/seasoned design) advice from a design professional comes from more complex, balanced and creative position and process in which various aspects are simultaneously managed/considered to achieve results for a client on multiple levels, ie, cost, function, aesthetic, experience etc.............the different and various professional skills all have their place, but need to be utilised in the right order relevant to the process......................yep I wish you all the luck.....these are always big investments, and big decisions, both emotionally and financially :)...See MoreHelp! Comments (41)answering your questions: change the sliding door to a bench height sliding window and use the salvaged sliding door in the western end of the dining room where the best entry position is for the deck, you MUST have a proper legal drains do not consider anything else...the drain pipe for the garage laundry can be on top of the concrete floor, behind the washing machine and through the sink cabinet and/or under built in storage and only needs a few cms not a whole floor and no stepped up area that you would see or trip over.. the laundry can't be in a separate room as there's not enough space for a separate laundry without compromising the size of the garage...a laundry cupboard 80 cm deep is enough for the washing machine (allowing for the drainage pipe) you could use the old line cupboard to store anything you want but it's not cost effective to change, the entry foyer is already as big as in many modern homes and there's generous flatpac biw space in the small study.... the family bathroom is 2380 x 2370 (ie the old study minus 1m for hall way and wall thickness and, arranged exactly as shown to allow for the wide window there should be space for a bath up to 1800 x 750, vanity about 1200 x 500 and shower space 1200 x 800 and leftover space makes the small linen cupboard with the door deliberately opening towards the shower to use the back of the door for hanging racks for towels and clothes....btw i understood your priority was maximizing separate sleeping rooms and minimising costs...my last plan has five separate sleeping rooms plus the lounge with sofa bed totalling sleeping places for at least 10 people plus the potential for bunks in the garage so you need to decide what is most important and where you're prepared to compromise...See More

4 years agoThanks for the feedback. We really can’t afford to build 2 storey and would rather not as we still have young kids and don’t want the inconvenience of 2 floors.
I think I’ve made it confusing because I initially put up our old plans which had the driveway indicated on them. The new plans have been flipped, but don’t show the driveway.
I’ll attach the new plans with the north-south indicated. It looks like most of our bedrooms are on the south side of the house. Is this a big deal? First time building and this is all new to me
