Feedback on New build family home plans
Comments (36)Hello houzz helpers! We have a rough new plan! The kitchen, living, dining are on the north and bedrooms are on the south. We are planning to push the house to the rear (south) of our 1 acre block and have a long driveway. We can look out onto our beautiful (in time) front yard and watch the kids run wild! We plan on using landscaping along a front fence for privacy. I am concerned with the size, in regards to being way over budget, but I am hoping the simple shape of the roof will help to offset some of that. I was thinking I would get the plan as close to what we want/need then get quotes and scale back if we need to, which will involve another post on houzz ofcourse! Comments (15)Building a single level house, with no steps, on a block with this much slope means you will be spending quite a few dollars on excavation, retaining walls, fill, and approporiate foundations for the fill areas. If money is tight I would work with a design that is more closely aligned to the fall of the block, which will introduce some stairs. When you draw the plan with properly scaled wall thickness a lot of your internal wall measurements will be adjusted. Good design is not just about an efficient 2D floorplan (which yours is not), but consideration of the full three dimensions and the relationship of the house to the site and its environment, This is much harder to design but has a much better end result if done properly. If this is going to be a custom build, don't mimic what you have seen in generic project builder land, as these homes are designed for the perfect flat block so that the big builders can charge an arm and a leg for site costs due to slope (after you have paid a deposit). Comments (19)unable to read the dimensions my suggestions are based on approximate sizes with the wider entry foyer and minor upstairs variations inclduing a laundry chute and study nook.. ...there are several options for outdoor living areas and a pool with change room, shower and toilet ... less overhang for the family livinga areas with a much simpler kitchen...adding furniture makes it easier to understand the spaces ...the gable roof over the family living and alfrescos could have raked ceilings and the rest of the roof is a simple hip roof and there are no small projections (eg the laundry?) that would make construction more complicated and expensive...See MoreIdeas please to help improve look of old red brick home on a budget
Comments (8)Are those roses in the garden ? If so , I guess you could embrace the era , and do the kerbing around the gardens in white paint , add a white painted bird bath in the middle of the lawn , and get a couple of gnomes and 3 concrete frogs ? Anyway , like everyone , I'd update the gardens , waterblast or sandblast or recover the paths and driveway , even something as basic as buying one of those sharp wheel things to do the lawn edges -- they used to be $30-40 ? The house itself , like everyone says , isn't bad . Personally I think its a bit dark , and while its too late now , the ( presumably ) original white wooden framed windows would have lightened it a bit , but hey , times change , wood rots , the windows were probably 'right' when they were replaced . But I would definitely do something about the greeny grey khaki gutters -- white would work and be light , charcoal is trendier right now and would work , especially with the light grey roof , whilst bright red would stand out , lift the brick colour , work with the roof , and would be my choice , but I realise not everyone wants to stand out ....See Moreddarroch
