Hi Andreanne, A great opportunity and substantial project here for you! Our advice in these situations is to consider the whole residence, rather than just focus on the extension. Rather than look at it as "an extension to add 2 bedroom etc...." you need to be looking at it firstly as a project that you have (a) a budget of $X (b) existing conditions & context (ie the current house and available site and (c) the overall and specific "brief" requirements of the home/end outcome, for example 4 bed, 3 bath 2 living areas, garage etc....... What this does is then bring into consideration of how best to manage an expansion/extension/renovation scenario to maximise the opportunity available for the complete residence. Such critical design decisions ultimately always come down to money and budget limits and you need to understand this in various ways before starting to make decisions on where you put things and whether you can configure, renovate or extend one way of the other. You mentioned the kitchen and "waiting", however considering your brief and scale, of the home it may make more sense to convert the kitchen into a bedroom or a play area and create and updated living/kitchen dining in an extended space.......always various options and it comes down to balancing various aspects with understanding practicalities, priorities, value and costs. I'd encourage you to seek professional design assistance with this at this point in the process, as from experience, we are best equipped to assist with resolving these design dilemmas. gorgeous location but if morning sun comes in master bedroom and bathroom then the afternoon sun would come in all along the verandah but effect depends on local climate and is there's enough distance from the side of the existing carport to the boundary for a double and what can be seen past the end of the verandah? (not the tank which will need to move) and what is the dimensions of the old bathroom, study and laundry and here's another idea for the extension with a total area about 61 sq m depending on building materials and i've added a few steps to allow for a slope and slab on ground but there's a million different options that could suit (usually depends on budget) but the views should be the real focus and keep the simple style of the original house but a courtyard between old and new could also be interesting??

How ere you proposing to retain the 4th bedroom when you plan to turn it into a separate living area adjoining the kitchen? Your revised plan with the changes only shows the backend of the house, not the full floorplan. From that I assumed that the current 4th bedroom was being repurposed as a dining/living room and you were retaining the original 3 bedrooms. If you look at the original house fllorplan, it's a H shape with what appears to be two equal sized wings. One of them houses 3 bedrooms while the other the current kitchen, 4th bed/study and the dining room. Flipping the house into a mirror image will require moving the walls of the current dining/kitchen and study to create three bedrooms the same size as your existing ones. The kitchen would then be positioned in the [current] centre bedroom space with an open plan dining, living towards the rear. There is no need to install a U shaped kitchen as you currently have. A galley style that runs across the space will be more space efficient and give you a large island to work with. While the front part could be your 4th bedroom or you can relocate your current front living room to that space and put the forth bedroom where the current living area is. It's really not much different to the floorplan you have in mind, it's just a mirror image of it placing all the bedrooms in the south and living area's in the north as is desirable. Unless you are planning to move out during the build it's going to be difficult living in the middle of any renovation. Your builder will have to remove the rear wall of your house to extend and you'll be living in a house with tarps on the backend anyway. Any renovation can be staged to cause least inconvenience. But no matter what, changing the footprint of a house is always going to be a major hassle. Which is why a lot of people choose to move out and rent for the duration of the build.

Just at a quick glance , the best / easiest / cheapest would be turn Bed 3 into the Kitchen ( if the kitchen stays where it is , theres almost no way to avoid it having low light/no view ) -- the plumbing etc could be moved over quite easily . I'd then do 2 new bedrooms and an en-suite ( and probably move the other WC too , or add a powder room ) , stepped down on a concrete pad 'out the back' . This keeps the roof way easier , not too much plumbing to move , not overcapitalising everything . The nest step up from that would be to demolish the laundry , and do a full width addition , I suspect stepped down and on a slab would be easier and cheaper than having to extend the timber floor , and accomodating the roof ( you would probably have to do full roof trusses , and possibly even take the rear half of you existing roof off and modify those trusses ) to get enough slope . Of course there are other options , such as making Bed 3 your master and en-suite , and moving most or all your living , kitchen , laundry to the rear ( North ) and get more indoor/outdoor flow , but you'd be double the cost in ballpark figures , as you'd have a lot more plumbing and gas to move , although most of the 'new' stuff would be easy to install -- either under the slab , or under the floor if you retain a timber floor and piles ( stumps ) -- but it still costs !
