Hi everyone, we're renovating our home and adding an extension at the back. As part of the extension our draftsman asked us to consider the colour scheme for the front of the house so it would continue through to the extended part of the house.Colour scheme atm is very yellow (not cream) and red (metal roof) with green trims. Whilst it's cute for what it is, we're trying to achieve more of a modern look to match the modern extension out back.Draftsman suggested more of a off white beige on walls and maybe a aluminium or colorbond grey for the roof.I don't mind the off white/beige but afraid this might not be modern enough? We don't need the house to pop, just trying to achieve a more modern and timeless result. Whatever colour we choose for the roof, assuming it's in good nick, is it possible to paint over instead of changing the whole roof sheets? Assuming painting is cheaper...

two steps I see here 1. suggest you go back to council (either yourself or view builder if they are getting the permit) and question their particular interpretation of the reg 85, use the image posted previously and ask why "if a habitable room window is compliant when facing an open verandah so long as it's 1/3 open" an eave, which is 100% open and less overhang is considered to be non-compliant. If you have 1.4m offset from the boundary, and your eave is only 400mm, then arguably this window WILL be facing a light court with min 1m clearance to the sky (measured from the eave to the boundary) 2. If above is not accepted, then apply for the council "report & consent" process to vary reg 85. Best to discuss this directly with the relevant building surveyor so you can be confident it will be supported. Ask the surveyor specifically what that would likely need to see, such as do they want to see a bigger window of size Xmm x Ymm. You will likely need to submit updated drawings if the window currently drawn is on the min 10% of the floor area of the bedroom. It sounds like you may be out of your depth, and typically these report and consents involve response to Ministers Guidelines which can be tedious and you have to understand the technicalities and lingo, so perhaps it will be best to go back to whoever helped design/documented the building and get them to help you prepare the submission. It's now so close to Christmas/end of year and probably best this is handled after the flurry of the festive season has passed and people/admin/surveyors etc have some fresh energy and renewed patience.. Councils typically work on skeleton staff throughout this period so unlikely you'll get much of a difference in outcome timeframe wise whether you submit now or early new year. I would prefer to see both ceilings matched with shiplap, to help tie the space, we all tend to look up. This would also mean that the wall between both rooms can be removed and therefore make the room appear bigger, as the height of the ceilings in each room will make them appear smaller if the wall isn't removed

Hi, since your kitchen is small and there's a lot going on I would go with a very light coloured back splash. A very light warm grey as suggested could work nicely here. It would also brighten up the area a little. I certainly wouldn't introduce yet another colour. Introducing something like a bright red will draw attention to the backsplash area, but the design of the kitchen doesn't lend itself for such a high impact visual focus. Keeping it calm and neutral will make the kitchen look more like a unit rather that bottom and top cabinets with a big red/black/maroon stripe through it. The company supplying the back painted glass should either have a range of available colours to choose from, but usually any standard RAL colour should be available at a minimum. They will most likely have the RAL standard colours fan available for reference as well. I'd go with the one of lightest warm grey shades that is in the standard range. Your worktop has warm tones in it, your wall is beige, going in with a cool grey will make each colour look "off". The last thing I'd recommend is black. I know it has been mentioned, but it is just too strong of a contrast and non of the other materials and colours would support such a stark, contemporary choice. If you are worried that the existing dark red paint will alter the colour of your new glass back splash, and that's a very valid argument btw, just paint it over with two coats of white prior to installing the new back splash. I'd do that a few days prior to installing the glass to make sure the paint is nice and dry. In terms of maintenance a glass back splash is probably the easiest to look after since its so easy to clean and there's no grout that can attract dirt over the years. Good luck with the renovation :)
