Comments (10)looks fantastic.. at some stage I want to change my kitchen and extend it but just move the breakfast bar back a bit and make it longer. That would add 3 or 4 drawers 90 wide to the end of my breakfast bar and make the corner cupboard usable. A new caesarstone benchtop would top it off nicely I hate the laminate I have now.. In the meantime while I am waiting to afford to do this I am going to just get the 3 or 4 drawer unit and put a wooden top on it and place it at the end of my brekky bar. I will be able to use the cabinetry when I remodel the kitchen. In this photo you can just see the edge of the hallway wall.. if I extend out to be level with that then it will look right.. what you cant see in this photo i my pantry as there is none. Currently I use a hallway cupboard for all my baking and spices. And you can see that I have a long window just to the left front of the breakfast bar. So cant extend past that. So not much to work with.. the hole is where my fridge sits. These are photos of the setup pre purchase....See MoreHelp please? Is accessing the study via the kitchen too wierd?

I've done a stack of these types of things.....big projects, that call for professional solutions....what I would say as a start is that there are always various ways of achieving your needs. It's not just about the rooms, it about the quality of the spaces, the proportioning their connection/relationship to both the adjacent internal and external areas.....I'm guessing from the floor plan you have a lovely older home with some traditional character...depending upon your needs for the rear yard (pool??) I see opportunities here for alternative configurations that would open this thing up and let more natural/north light into the main living/kitchen areas.....if you want my 2 cents I think for a home of this scale no you shouldn't have to pop through the kitchen to get to the study...a study nook within a kitchen is OK but as a differentiated room that could potentially be used for other purpose (always good for the property value factor ;) )....its ALL in the planning, there's a lot of money involved here so make sure you get it right and if it doesn't "feel" right, then there's an issue.....clearly here you have priorities and vision for your study, and that's great, so make sure you get it right and that the outlook is how you want it to be - so it should, it's yours!.....but it's not a simple as just swapping the spaces around/over...floor plans are delicately balanced and carefully considered/arranged and when resolved properly/professionally they will just sit there and be unquestionably "right", appropriately scaled & proportioned, not awkward, representative of your specific requirements/priorities and balanced within the particular context.......See MoreLayout and Floorplan- Create large kitchen and get rid of one bedroom?
Comments (14)Thanks everyone, again, a lot to think about! With regards to changing the structure of the house to make it more open plan - making one large living/dining/kitchen room is not something I want to do, it means getting rid of the 50s styling (inbuilt shelving brickwork etc) which I love about the house in the first place. It would also not be very practical for Hobart living, with freezing winters heating such a large space comfortably (initial heatpumps plus ongoing winter bills, without or without the wood heater )- would be completely out of my budget to be honest. I'm also not a huge fan of open plan living in general. The sunroom is effectively a 'tacked on' room to the outside of the house (load bearing wall). It was the original concrete deck just enclosed with plastic sheeting roof and walls, again a very costly renovation that I wouldn't be able to afford without years of saving. I'm liking these suggestions though- its all stuff that hadn't even crossed my mind. I think I will go with turning the bedroom into the kitchen and opening up the house from that side, I think that because it's a one bathroom property, it makes sense to me having 3 bedrooms and a larger kitchen/dining space. Comments (37)my sister had to originally put her washer dryer at one end of the kitchen, european style. She actually found it way more convenient, and so when she got to upgrade and do over the kitchen, one end of the galley became the butlers pantry with washer and dryer in there as well. maybe it could work, but given all the advice above, I think avoiding moving walls is going to be important. Gosh, hopefully everyone's advice helps! Don't worry and take your time, I have been in my old house a year and I think i came up with 4 different floor plans before i realised what I needed to do. keep thinking it over and one day it will just hit you what needs to be done....See MoreKimberley Boot
