Comments (14)Of course kitchens of this style often have hanging pot racks which I like to call pot chandeliers. Source an old ladder with character and hang from the ceiling on hooks and chain above the ding table for a talking point or be creative an use a pulley rope to lower it above the corner bench top next to the oven. Pots and crockery take up a huge amount of space. Allocate zones and use them practically. This bench in the corner would make a great breakfast nook, where a toaster, coffee station could be set up and have baskets underneath for dry store pantry items. Select a feature colour for the room, use it in fabrics stools or prints to add personality, perhaps select a fabric and create a pelmet over the corner window and also hang it below that bench top on wire curtain string to hide all the bits below. Comments (104)Hello Fianou, Congratulations on your charming home. I think it has so much potential. I love the idea of teal, it is fresh and welcoming. I was thinking to give the home some street appeal and to also make it extremely functional. I would see if you could afford to put a wonderful wooden deck out the front, and then I would have window shutters painted teal placed on either side of the windows to give it street appeal, if you could afford to paint the brick I would paint it in a happier white tone with the blue accessory trim on the shutters on each window and also on the roof trim to tie it all in. On the deck I would have flower boxes painted in the same teal colour or whatever colour you choose to link in the whole story. I can see it can be so sweet and charming and a real place to call home. The timber fence at the side would also link in with the decking at the front. Comments (8)I love your idea of extending, but understand your concerns re over-capitalisation. I think your budget will need to reflect how long you plan to stay in the house, and whether you consider the enhancements to your lifestyle as valuable an investment as the actual financial cost vs possible capital gain. Have you thought of getting in a real estate agent to discuss what effect any potential extensions or changes will have on the value of the property? I agree with MB above that the laundry is under-utilised space, and using the entry space would also be a very cost-effective solution. A way to really modernise the home with less expense than a large extension and new ensuite bathroom would be to close off the door between the existing bathroom and toilet and add a toilet to what would now be the master ensuite. The laundry and current toilet could become the family bathroom, and the kitchen could be extended very slightly by pushing out the exterior wall to create a scullery with back door, which could be closed off from the kitchen with a cavity slider. Comments (11)thank you all for your suggestions... meme - the front room currently doesn't get used for a few reasons a) it's only me in the house b)family room gets more sun and natural light c) family room looks out to the garden/courtyard which is a nicer view than the lounge which looks down the drive way (i'm back section of a duplex). I have contemplated the idea of moving dining room to family and using lounge as tv room but as it's just currently me it's nice to have the sun flowing in the family room whilst sitting on the couch and reading a book/watching tv (both rooms are deceptively small - i think wide angle camera used in the promo photos) oklouise - again I think the photo makes the rooms appear larger than they are - I have attached some more photos of the family room for you. I have considered moving the door way to the hall as it is in an awkward position for furniture layout (although I'm not sure the room would accommodate the furniture as you have placed it). Another thing that I should mention is that I'm planning to add a door way to the garage from the kitchen, as I currently walk to the sliding doors to gain entrance to the house. The door will be in the position you have the fridge or even next to it in the far corner - which would still work in your plan. Dr Retro House Calls - I think for me I do like the open plan living (no children yet.) I'm not sure the house would be big enough for a family with teenagers (the 3rd room is very small.) In terms of keeping kitchen tidy - no i'm a very messy cook but it's quickly cleaned up by putting most things in the dishwasher/sink (also I would hope my friends and family wouldn't judge me on the state of my kitchen - and if they did I wouldn't be bothered by it :)) I guess if it was for me then I would go ahead and open plan everything to let as much light in as possible, but also I do need to be aware of resale at some stage (but people are either going to like it or not no matter what you do) Kate - I hadn't thought of that idea - I guess making it smaller would turn it into a min theatre room or reading room?
