Two of these, stressless chairs, one either side of the bay window they are totally comfortable, not cheap, friends have them for reading and tv watching, in that position, they usually only watch tv at night, and love to read in natural light. They would certainly go with you to the next house and will fit in anywhere. Put the tv opposite, with the ottoman off centre. Small retro table in between chairs. Move the big pictures currently on the tv wall to either side of the fireplace. Heaps of carpet lying space. Rug once you have finalised the furniture locations and colours nip out and get a thin silk/wool oriental kilim Easy to take with you.

Hi Louise, would your U shaped lounge fit with it's back towards the bar but still allowing access between it and the bar. The previous owners had too much furniture, perhaps if they had removed the cabinet opposite the bar the yellow chair could had been placed in that corner on an angle facing back into the room, there's plenty of space to put cabinets etc, ie: on the wall next to the bar where the guitars currently stand Any photo of your lounge. What a great room with beautiful timber floors and views..

where does the short hallway lead and is it possible to remove that wall? with small children i would be keep as much clear floor area as possible with easy access to storage for games and toys and there appears to be enough space for two x three seater lounges and two small armchairs (that can be easily moved into different locations and but having furniture with open legs instead of covered to the floor and small coffee tables and/or foot stools will help the space feel less crowded

The present layout sort of works , but the fact you sort of have a hallway through the middle is fairly inefficient . I suspect I'd put your TV on a cabinet , just in front of the sunroom wall . Why I say that is because my gut feeling is most noise will transfer through ( or under or around ) the glass doors , not the wall itself . If you have the TV over the other side of the room ( the wall closest the front door etc ) the sound may even carry directly across the room , whereas 'pointing back' from that wall may actually get less transference . That means you can use the whole lounge , people can walk through , but around furniture if need be -- a couple of chairs along what is presently the 'hall' if needed/desired , for example . If there is still too much noise ( remember not all BNB guests are mute mouses too ! ) , depending on how often it gets used and whether you also use it too , you might have to consider removing the doors , and framing and walling the cavity .
