Comments (15)Would you consider putting the TV and its console angled across the corner to the left of it's current location? The sofa would also be angled and parallel to the TV. Your current sofa might be a little too long for that and it might be awkward to move about the room - hard to tell in these small spaces til you try it. Or you might try the TV between the 2 windows on the left wall with the sofa again parallel to it - walk behind the sofa to get to the dining/kitchen area. That way the sofa would also face the front door and be welcoming or at least inclusive of someone walking in. Does the table have a leaf that could be removed to make it smaller? If so, try that and put the extra chairs around the living area, and the leaf could store under the sofa or under your bed. Once you get the big pieces arranged so that you like the look and flow, you can fill in with smaller pieces, rugs, pictures, other items. As far as layering photos, I wasn’t suggesting you cover one photo with another, (what is the point of having beautiful photos and memories then! Lol) rather, overlap the edges of the frames (both are quite wide from your photos) so that they are connected without obscuring the images within. Hope that makes sense! What a difference just painting that back wall makes! It really opens up the room now. I think the few bricks around your fireplace now is a very charming feature. It keeps the charm of the original while bringing the rest of the room into a fresh new era! Well done! I would suggest running a long extension chord for your tv for now while you try out a new layout for the space if there are no powerpoints on the far wall, just to be sure you like the arrangement. Comments (15)Look, you've got very modern tastes and its all lovely. I don't mind the placement of it all actually. But the downside to the modern monochromatic look is it can look stark and not cosy and warming. Especially, as most of the magazine styled homes that have this style are really high end custom builds, there is a lot of invisible finesse in those spaces that comes down to architectural design, light, shape etc... they also tend to not have stuff and families etc... check out the hygge trend and see what elements from that could bring some warmth and cosiness. everything you already have is lovely! maybe some splashes of taupe and clay and dusty rose? A few chunky throw blankets over the couch? A nice feeling rug under feet. I'm not feeling the zebra art, but you must have liked it to buy it right? you need a bit more personal touches incidental splashes of colour and texture and pattern to bring it together. test it out, kids stuff is a great source of colour, if you grab some random colourful things and arrange them onto those shelves and stand back does it look more inviting? Comments (38)Without getting into all the factors , a place is worth what someone would pay for it . To a certain degree too , I should applaud the real estate marketing -- if it had been an auction ( which seems the standard 'lazy' way of marketing a place ) I would have pulled out approximately where I did , others may have done too , and the place would have presumably sold below what it got by tender . I'll use the stables as an example . No use to me , and would cost $$$ every year to keep up to standard . So to me , worth nothing . The selling agent talked about 'half a million worth of stables' several times -- there are 18 stalls or whatever they are called , common areas , a wash down area , a square paddock and a round one . I suspect they cost more than $500k , but as outlined , not to me . I've been told the stables and facilities isn't up to the standard a professional horse trainer would buy , but conversely places for 18 horses is overkill for a 'hobby' rider or 2 , and would cost a fortune to buy and feed 18 presumably . So my valuation was say a $3million place if in town , less $1 mil for the city section . Another $2-2.5 mil for the 18 hectares , a bit for the closed-in barns and trees and little lake , less some for bits that need money spent . The buyers presumably thought 'in ten years time it should be worth $$$xxxx , which is $100 or $100 million more , so I'll pay $$$$xxxx now '. ' . Alternately , they may have been living overseas for years , decided they wanted to come back to live , and have the $$$$ and are happy to pay .
