Is Bed 4 the Master ( normally it would be numbered 1 IMO ) ?

Personally , I wouldn't want a stair exiting into a WIR , and the only reason I can think of swapping the bed with the ensuite would be views -- does 1 or the other have a better view ?

I realise there is a flue from downstairs , but just me , I'd try and have a 2nd door from the bedroom , direct into the bathroom -- I know it could be a bit of a cave feeling , going through that gap , but not everyone wants to go through a WIR to get to the toilet at 4am !

@pottsy99 Yes it is going to be the new master. I’m thinking we’ll loose a little of the robe area to make a landing at the top of the stairs. Ideally, yes, we ‘d have a seperate door to ensuite but due to flue can’t do this so going through dressing room is only option we could come up with. Same view from both dormers. Just asking the question to make sure there’s not a better option we haven’t thought of already 😊

Have you thought about how the stair looks from the ground floor? At the moment the start of the stair seems to be in a logical place starting between the dining and living room, with the door for the under-stair storage opening near the kitchen and laundry.

If you flip the stair then the start of the stair would be starting near the kitchen, and the door for the under-stair storage would be opening from the living room.

The WIR looks oversized and the stair and landing at the top looks undersized. I would consider leaving the current arrangement but cutting back the WIR, increasing the stair void space, straightening out the stair, and increasing the landing at the top. You may find the current design a challenge to get a queen ensemble bed around all of those corners, and end up on an air mattress! Big pieces of furniture need room to move around corners, and your tight stair has two corners to manoeuvre around.

I like the way it is now, but the kitchen could be reworked IMO. The island is in middle of nowhere. The pantry is in next suburb. Lots of wasted space.

My thought is, why change the toilet door set up.

The changes mean that anyone wanting to use the toilet, would be saying hello to someone in the shower. The change stops it from being a multi functional space, to being compromised. The laundry is close by for washing hands after using the toilet. And if your worried about sight lines, always make sure the toilet door is closed. Or install a door on the open entrance near the stairs.

Kelly, what is the scale of your works. I don’t like the fact that the bathroom on ground floor is so far from bedrooms. You have to walk into living around the stair and through dining to get to the toilet. Not a private trip in evening nor convenient at night, if new bath then put it between bedrooms and reinstate a hall providing privacy to bedrooms. You seem to have a lot of excess space in kitchen and Dining yet severely compromising the bedroom amenity.

Thanks everyone for you thoughts but as this is a renovation/add on of our house we aren’t planning on moving wall of existing bathroom, toilet & laundry except to move the toilet door into the bathroom so people can go to the toilet in privacy. With 2 other toilets in the house and another in the shed there’s always one available.We’ve lived with the toilet door as it is for 21 years and when we’re at the dinning table you can hear what’s going on in there.
We’re quite happy with kitchen layout. One of the main reasons for this renovation is to improve the indoor outdoor flow as our outdoor entertainment area is directly outside the new entry in the kitchen. Currently everyone comes through the laundry.

One reason for trying to flip the staircase is to be able to have a barn door between the lounge and dinning so on the occasion when someone’s trying to watch something in the lounge and there’s other noise in the kitchen or dinning you could close them off. Door would have to come from stair side as fire place vents into dinning.

Don't bother trying to stop noise with a barn door - they are acoustically transparent due to the air gap around the perimeter. If you want to reduce noise you need a solid core hinged door.

I wouldn’t expect a barn door would stop all noise but would think it would be a buffer and better than an opening 😊

We’re thinking we’ll flip the staircase leave the upstairs layout pretty much as it is just taking some of the dressing room for a landing/hall with bedroom to left and dressing room and ensuite to the right

The only thing the Barn door will do is look great and visually block the view between the rooms but not any sound as Dr Retro has explained, So if you are looking for a door to close off the view between the rooms then go for it,
