Comments (9)Hi Ann, thankyou, yes we were very happy with the transformation. The additional floor area and light filled spaces will enhance the growing families day to day activities. The double height void with transparent staircase is my clients favourite part of the house, there is a nice area under the staircase for the kids to play in and from the basement living space the view outside through the double height glazing is beautiful, not to mention the upstairs view down the valley which is amazing. The timber is actually shadowclad with a merbau stain, so it's grooved plywood panels which are cost efficient as the supply cost is reasonable and installation is fast, shadowclad also looks great. We initially had blackbutt cladding specified here but after holding the competitive tender we went through a cost-cutting exercise and replaced the blackbutt with shadowclad. Overall the project has been a success. Thanks for your comments. Kind regards Frank....See MoreHow do we heat and light a bathroom with three-metre ceilings?
Comments (23)We too live in a cold winter climate with our bathrooms all on the southern side and faced similar issues as you do. One smaller bathroom does not have a window so we put in a Velux skylight which provides amazing natural light through the day. This may not be to your liking, especially if you have a period home. We also use heated towel rails and under tile heating (just enough to take the chill off and stop mould) in winter. Although we have a light in the shower recess, a bonus is the large fixed shower head with inbuilt LED, which at night gives the feeling of showering under moonlight. We chose light colours and mirrored recessed cabinets to reflect as much natural light as possible....See MoreLight filled extension ideas??
Comments (11)Chris, can I suggest that when you get to a plan that is mostly what you want you: Have the council come out on site for a visit to give you the preliminary nod of ok. Give them a coffee and pick their brains for any holdups in the permit process that they may predict. Yes you can read the building regs - and I have - but it can be helpful to have Council involved from the start. Have a builder out for a preliminary site visit also. Offer to pay them for their time. You want to know now if there are any big things that will throw your budget out. They can’t give you an exact figure but can tell you if you’re looking at a $300k or $600k budget. I had a builder come out whilst I was still in my dreaming phase and tell me what size roughly I can afford with my budget (although prices are sky rocketed since then) and I designed to that size. I’m thrilled that oklouise was able to fit in most of my wish list - although it took us over two years of pondering to do so and the plan really only can together once the idea of a link was settled on. Good luck it’s a fun process (or maybe I’m crazy)....See Morekitchen lighting ideas, could I do a pendant or 3?
Comments (10)Thanks for your ideas!! @pottsy99 Hmm good point about the gap up the top! This is a recent purchase, so I bought it this way!! Including it’s very neutral look :-) It does need the space above the oven range (I think?) as it’s not vented out the wall or anything. But never thought about the gap being a waste of space or making lights look odd! The greenery is simply because I have too many plants and too little space 😅 @siriuskey I purchased the propagation hanger from amazon! I agree, I thought a long bar style might be the way to go too.....See MoreKate
