Hi Wendy, I've had a similar dilemma from a client in Sydney and we plastered the ceiling up (similar to Dohraime's images) and it was a real transformation. You could box in around your skylights too so you don't lose that lovely light. If this is all to expensive then paint the pebbles (spraying might be the best to get coverage) and the beams the same colour so that neither attract any attention but rather they act as a neutral backdrop for the room. Hi everyone, well the good news is my house is having the pictures taken tomorrow morning ahead of the first home open. Thank you all for the advice offered and shared. In the end I had to keep to a low budget as its unlikely I'll get it back in the sale price. What I want to do it MOVE it quickly, as the market is poor and we are heading toward Christmas. The first 30 days are VIP. So I did the following; -exterior eaves, guttering paint - whole house interior wall paint (grand piano quarter) and one ceiling - carpet throughout from Harvey Norman - verticals, as other spotlight/ikea options did not fit. I needed to have these made. - new lightfittings - remove exterior rotary clothes line, put an Aldi one that comes from one wall. - cleaning of pavers with high pressure cleaner (my new found friend) - cleaning of kitchen tiles and grout with toothbrush, gumption and patience (gumption is also my new friend) - new shower screen So there we have it! Thanks again for your help and colour suggestions, and multiple suggestions to CLEAN. This CLEAN priority cannot be understated. I considered staging the home however I believe as it is modest and first home buyer home and a new migrant market, it wasn't worth the spend. Fingers crossed!

annb1997 - Yes, that is part of the reason I'm doing this project. The entire area will be lowered, re-graded and some drains installed (the garden edge is kind of temporarily in place for now, got a great deal on the plants so they had to go in). It's a bigger job than anticipated as it also means the air conditioners (x3) need to be de-commossioned and re-installed at the new levels. John, I like the idea with regard to the tank, but we get allot of bitey critters and I don't really want to give them anymore areas to hide out in.

I believe the look you're after was a traditional flooring in French country gardens and suggest a similar effect could be acheived using the same method as for exposed aggregate paths and driveways ie the stones are mixed into concrete and spread out to create the floor (including drainage) that you need and then, before the concrete is properly dry the surface is rubbed with a stiff broom to expose the top of the stones and then sealed..Depending on how wide and thick you need the area of flooring a concretor could do this for you, or in a small area with solid existing concrete floor you could try sticking the stones down very closely together with a suitable tile glue, add a thick cement grout (to help hold the stones in place) and brush to reveal more of the stones to suit and seal.. check out "exposed aggregate paths" for specifics
