I don't know about the osmo, I have only looked at it on the net. If you are looking for the satin look, I can guarantee that is what you will achieve with three coats of the livos Kunos oil as I have used hundreds of litres of it. If you look at their web site it will answer all of your questions and don't hesitate to call them. I would also ask if they have a recommended floor sander in your area, as it is not your normal sand and apply. Keep the questions coming if you have any. There is nothing I enjoy more than knowing that out timber resources are being treated in the best possible manner. These shots are of my own jarrah floor that show the scratches from the couch and after 2 mins repair. If this had been a poly floor the only option would be to sand the entire house.

I like the 525 Coastal Gum in your last pic. It's light but has that ever so slight red in it that goes with the terracotta tiles, although it could just be the pic and lighting etc. But I do prefer it. Or I was going for the 550 before that. You definitely need to stick with the lighter/or oak look finish I think. Dark is way overrated and a bugger to keep clean. It shows up so much in the sunlight and yet I don't even have all that dark floors. Mine is more like a merbau look laminate and it shows up so much dust and dirt (I'm on acreage with a gravel driveway though!) But my parent's have a spotted gum engineered timber flooring with a shiny finish and it is sooooooo much nicer. So definitely stick with the lighter oak finish :)

Thank you both! Yes, we are using contractors, but will do labour/DIY where we can to save $$ (iie pulling off wallpaper and other prep). My brother is a builder so will be organising the trades as they are mates of his, but I know I will need to get him onto it rather than wait for him to so he can get everyone booked in :D he will also be able to help with some of the prep work. So if we get the keys on the Fri would the below work - Fri-Sun/Mon wallpaper off, carpet off, prep Mon-Thurs floors sanded polished Thurs-Fri bedrooms (where there is carpet not floorboards painted Mon-Wed hallway and living room painted Thur-Fri carpets in bedrooms Fri/Sat move in :D

HU-90490831 does appear to have been overseeing the design elements by discussing the skirting boards prior to installation with the builder which resulted in these boards being changed to compliment the Square Set Ceilings. Thus demonstrating how important the Skirting profile was During this conversation the builder had the opportunity to inform them that there would be an additional strip of timber added to the new skirts in the form of a Filler/Quad which would change the Profile/appearance of the skirts, It would appear that the builder didn't include/avoided this very important detail in the conversation which was wrong. If this was a Hamptons style house Fillers/Quads would work with the more detailed fittings and not stand out, as they do with more contemporary /Modern simple pared back lines. Building a new home can be a challenge as others on this Forum have posted, it's very sad and stressful when things don't go to plan. I feel for all of you especially at this time of year, but I would always suggest that you don't accept something that you feel is wrong and giving up as this is what is expected of you.
