Feedback on ground floor plan

Would like to get some feedback on ground floor plan. Land slopes to the rear, corner block.

I do like your design, especially the separate laundry which is not accessed through the kitchen. I much prefer that layout than people entering the kitchen to get to the laundry... one point: where will you place sofa in the family room. If the corner of room opens up completely with stacking doors, you need walking space around the furniture to exit and enter to alfresco. I would have your furniture placed to scale on the plan and work that out before finalising design.

A couple of concerns for me
1. On entry you have to walk down the stairs into living to access the stairs to bedrooms
2. The fridge is buried at back of pantry. My fridge is a regular access item so want it easily accessible.

Sorry to continue....the plan by Louise on the 20/01/2017.... But the laundry ( with internal access or through cloak room) and ensuite to the rear of the garage the master behind...... Then a Wir separating the master form the living or a bathroom...... The a fireplace if required against the western wall central in the house.... The entrance and small cloak room for the winter woollies against the garage and the other three beds at the front RHS with bath near.... The lounge/ kitchen/ dining in a similar layout but with minimal a walls blocking the view from the entry to the living/kitchen .... I like at lease a small wall dividing the living and lounge for the teenagers also.... If I get an chance I will sketch something up. Good luck this the paperwork... Plans are the fun part.

Thanks a million Oklouise. I am thrilled by this - the amount of thought and time that you have so kindly put into this for me is amazing. I am eternally grateful. I agree with the changes you have made , especially the balcony over the courtyard, it certainly would make a lot more sense to have it on the front of the house, Perhaps in front of the Mfamily room.

yes on closer look I'd agree with 3D re master layout, but of course it is personal preference......it seems a little strange walking through a robe before accessing a main master space - I think this part of the issue with the upper layout in that you've got master zone directly next to the 2nd (kids) living area and what this is trying to achieve is appropriate separation, which it does, but arguably not managed as well as it could be. I like the lobby idea, but ideally the master should come off the lobby and then maybe then access the ensuite via the WIR if you need.....IMO it's worth considering other layout options in this area - it's like it's a tight site flow solution that's being forced because of the scale, when a master suite for a residence such as this should not feel odd or awkward. but properly balanced....perhaps the answer is something like flipping the master and Bed 3 positioning so the Master access is more direct via a lobby and the Bed 3 is more appropriately zoned like the others...various pro's& cons to weigh up one way or the other

Feedback on 'simple', rural eco house floor plan, with views.

Hi and thanks for your feedback. The rear building might now move further around to the north of the !7 acre rural block (2+ hours from Melbourne), where there is a flatter patch. We are now hoping to make it 2 story, with the storage shed below and living above. That way the huge views to the south and east can be seen over the top of the house. The idea is to build the shed (with studio accom) hopefully at the end of 2020, as a place to stay while the house building starts towards the end of 2021, when we will have the funds, fingers crossed. The width of the building area is only about 30 metres before it dips away a bit steeply to the east and west. We hope to avoid too much excavating for a slab (for thermal mass) but may need to consider stumps if the slab is far more costly. Looking at Carbonlite floor system as a reluctant alternative... A local architect has done the initial design to maximise the views and northern sun. We think the slight kink in the middle will add complexity to the roof so the kink can go. It is a big 'entry' which might need to go to cut costs but we do want an 'air lock' entry... The hallway along the bedrooms is intended to warm up in winter, ideally trombe wall style. We hope to keep the house to about 150 sq meters- we don't need bigger. The council has indicated where the dispersal field for the septic tank needs to go... We love the reverse brick veneer principle. The architect has been fairly open to our ideas but says the budget will be tight at approx $3,500 per sq meter. How does an internal masonry spine work? We figured a continuous skillion roof would be simpler and cheaper- going for a rural shed look...

Looking at your plan again, which I do like. But looking at the fit out of your rooms: You do not have a decent sized double sink, just a small poky circular sink that won’t fit any thing in it apart from glasses, cups and small plates. Where are you going to wash your large trays and platters that don’t fit in the dish washer? And I agree with Kates comment regarding stairs and the fridge. The fridge needs to be accessible for all people easily for everyday use. Are you having a small beverage fridge in your kitchen? Oh and you also do not have a decent sink in your laundry, again only a small circular one.

Have you measured your vehicles against the allocated size for the garage. 5500 x 5500 is a small garage. Ideally 6000x6000 would be better. Gives room to open car doors properly and walk around vehicles. The more I look at your plan, it seems you have gone for opulence with the huge amount of area for stairs, the void, and large separated butlers pantry, but have not looked at the practical sides of actual living in the home.
