Comments (19)Hi, Just a few quick tips to take or leave: -The nook will need some form of natural light & ventilation such as a skylight (you may already be aware). -You mentioned you wanted a slab on ground for thermal reasons. You would actually lose a lot of heat with an uninsulated slab on ground in Ballarat. Insulated underneath it and the thermal mass would be of benefit, but the general advice that a slab on ground will allow thermal mass to couple with the earth for a constant temperature would not work in Ballarat (unless you want it to be constantly cold) -Otherwise your plan has a lot of positives and you've put your thermal mass wall & fire to the north so you could also use it to store the heat from the sun via windows. I think there is a little wasted space which could be improved between the kitchen and N/E living area caused by the 'long & skinny' shaped living and island bench... Something which could be tweaked when you have your working drawings done? Or you could even take a metre out and push the kitchen/dining up to save some floor area (dollars) or add to other rooms....See MoreOpen plan kitchen, living, dining advice
Comments (17)it's a very strange plan for a new build but of course we're used to looking at Australian plans...who will use the downstairs bathroom and three living areas and how many will live in the house and do you expect to have long stay guests? is there an upstairs bathroom you'll be sorry if there isn't.....do you have no neighbours and great views in every direction?..what is the distance from the outside walls to the boundaries....i suggest that you need to spend more time thinking about how you'll live in the house before choosing windows..if you enlarge the plan and make some cut out scale sized furniture you can trial different ways that furniture and kitchen cabinets can be placed in the rooms and make sure that you allow at least 1m pathways around the furniture..even if you have to pay for local authorities to reconsider the plans it's very important to make sure that you have the best possible arrangements..it costs no different to build a better plan and you'll enjoy the benefits for the lifetime of the house...can you repost the plans with dimensions clearly shown and also add a copy of the upstairs and you should receive lots of great ideas and i'll also redraw some ideas to consider...See MoreSeeking advice on floor plan layout for kitchen, dine, study & lounge
Comments (35)I mentioned earlier to think about dropping the wall next to the stairs to hip or slightly higher height to allow for the TV, as this would further open up the top floor and perhaps show the street art, ie the framed print. I know that you don't want anything else hanging from the ceiling but because of the ceiling height you will need a reverse hanging fan to bring all the warm air down into the room that will sit up there if you don't. The heater is because you had one shown in your posted floor plan, this is one of the fires available on my 1997 CAD program, that's the colour it comes in but can be changed within the program cheers...See More2 story with green roof in the mountains - First time build advice
Comments (3)Thanks for the replies oklouise & pottsy99. Re Solar, i'd like to go down that route, but it might be difficult to get enough sun. There are a lot of large trees surrounding the block and with the southerly facing slope I'm not sure it would work. Something i'll explore through. Double-glazing is a must for sure. Most will be fixed windows. Ideally upvc steel reinforced, though maybe Aluminium depending on how the costs go. re services, water and electricity are available, though the sewerage connection might not be ready by the time I build (the Warburton area is currently being connected), so I may need a septic system. Driveway needs some work first, but should allow trucks up.. I may need to do some pruning to get a crane in though. :/ A fair point re the extra living space downstairs. I think the idea I had in my head is eventually I might add an outdoor fireplace off the deck and a spa. Having the living space connected to the deck/yard/spa/fireplace would be more convenient. Also allows kids/adults to have their own space that isn't a bedroom. I'm also trying to avoid the darker/shaded area downstairs that would occur if I had a larger overhanging upstairs deck. Plus of course I'd have the roof deck too. Still something I might think on. I'm going up instead of down for the extra light and the views. Not just a summer residence. No setbacks to worry about on the area I want to build, but I'll have to consider BAL ratings. No other buildings / sheds garages for now. I'm not too worried about those.
