Comments (106)Thank you siriuskey. Yes that's what I was referring to, but I think I wasn't giving credit to the island sink, which would also serve for food prep. I was thinking about efficiency from my perspective. Euro bins next to sink in island, would be beneficial for ease of handling waste. Another consideration is: when using cooktop and extraction fan, will noise from fan interfere with person in study? Also, will steam from say, boiling water steam bother anyone using the study desk? I am not trying to throw cold water on the plan by my questions, I'm merely trying to imagine diff scenarios so as much as can be taken into consideration is. I have a glass splashback behind induction cooktop and a very effective extraction fan; however, when a large pot of water is at full boil, the glass steams up something chronic and I have to constantly wipe it and the underside of exhaust fan or else water drips down onto the cooktop (and any food I'm cooking)....See MoreLarge back yard fence idea
Comments (18)Thankyou for all help and suggestions. We are going with brick pillars and hedge between, with chain wire fence for security whilst the hedges grow. We want to tie it in with the front brick pillar and panel fence. We would not the pillars as close t ogeather as the fence, but we arent sure if to do every second, third or fourth pillar spacing?. Comments (41)I'am late but would like to add the following I would try to keep the original house along with roof .Adding a new space from the left boundary if allowed if not start at set back 900?. This would include a Master suite Kitchen with WIP and family room. This space can be resized to better suite your budget. The carport to the front for easier access and better use of open space ( driveways are wasted space and log narrow ones are horrible to navigate ie: reversing) The carport with a rear solid wall creates a garden courtyard and provides a lovely outlook for the Master suite. Guests entering into the large living MFR extra light comes from the new sliding doors out to the new side courtyard. The old entrance becomes a separate WC/shower room with a hand basin not shown. Keeping the family bathroom and laundry insitu with a powder room within that space to service family and guests internally and externally. Any of these changes would need a local professional to approve. Comments (47)Yeah I will have to set some time aside to go measure all the rooms, so bear with me. I think I'll need to re-draw the original layout too, so it makes more sense what I'm doing long term. A previous owner opened up the current dining room and kitchen but it means the lounge has 5 doorways and is an awkward thoroughfare with nowhere to put furniture. The kitchen then ends up too visible. I keep hoping the drawing will turn up but it's not so far! My parents are compulsive renovators, so I grew up checking out salvage yards and open houses and worst house in best streets and talking over "what would you do with this space?" We ended up moving like every second year! It means I know I can turn this house around. I don't however intend to do all the hard graft for someone else to enjoy. Its really more of a creek than a river so it's not super wide, so the tree line shades the waterway a bit, but its all gorgeous and green year round.
