Comments (12)How tall are your ceilings? They look way too low for a ceiling rose! Those chandelier things are a bit off, aren;t they?? If the house is actually modern, I think it would be better in the long run to get rid of that ceiling rose all together. It is hard to tell from the photos, but am assuming that the other lights are over the kitchen and dining area? With the ceiling fan added to the equation, you would definitely be better off replacing with LED downlights. Get a professional lighting person from Beacon in to show you the best positioning so that you get it right first time. A couple of options on the links you posted would work with your style (ie. plain round glass or a simple white dome), but be careful with options using those decorative "Edison" style filament globes, they only emit 25watts, so not bright enough for task lighting. Comments (22)I would paint your bookshelf the same colour as the walls and stuff it with, well, books! I would paint the built-in corner unit to match and just use it for potplants - ivy that hangs down would look good. As for the coffee table, if the room is small, what I did in our little family room was hunted around and found a large curved hunk of tempered glass from Freedom and it sort of 'floats' and looks invisible in some lights. Seriously, I think the line was called Ghost and was very reasonable (they also had a side table to match). Throw a bit of cherry red around and see how it looks with the creams and the taupes. Comments (12)Wow. So much potential! I would definitely paint white, re place the back splash, and remove the pot holder. The old saying of 'you have to spend money to make money' wouldn't go astray here. If the budget allows....i would consider new flooring. Correct me if i am wrong, however the flooring looks to be cork. This particular style and colour is very out dated. This could potential be a factor with the buyers. it looks like it could be a descent size home, perhaps buyers see the amount of extra $ that needs to be spent?? just a thought. Comments (6)In in an open plan space (as opposed to a separate formal lounge) I would skip on the fire place. Perhaps put in place what is required to install one down the track but I feel life will be simpler and the space more useable for a young and growing family without it. Similarly, easy access for kids to come and go from back yard is handy. A tv on the wall is a good idea for safety (avoid toppling it) and for protecting the screen from sticky hands.
