Comments (33)I'd say it's an easy min. $250K minimum flagfall on a relatively basic/not fancy spec/fit-out in a super good package deal. You're essentially renovating an entire house including moving plumbing, walls replastering, new floors throughout etc....not to mention lights, rewiring etc etc, it goes on and on.......This scope would still cost a builder themselves $150K, not factoring in their own time/labour, paying cash for sub-trades and getting super deals on all materials....and then you could only really potentially roll this type of operation out if you actually have the money in the bank. If you need to borrow then you'd need a building contract which then brings in market rates, profit margins and GST. Take profit and GST out from $150K and there's barely enough left to cover materials alone, when the labour/materials ratio (of a construction cost) these days, particular for renovations is labour being the most significant cost involved.............you can fine tune and perfect a floor plan like you have (which I reckon is pretty good as a plan), but when push comes to shove it always comes back to budget and costs, which is why we always are encouraging people to utilise design professionals who manage the challenge of designing within budget limits. Comments (65)Hi AndrewJason, I love cavity sliders. they are there when you want them but not visible when you need the space open. Having said that they cost more, take a bit of wreckage to set up and in you WA case you will be wrecking brick walls to put them in which might be a stretch of mess too far. BUT you will need to weigh up if they are worth it in the end. I do not think the build will be too bulky in the kitchen/dining because it will be superbly practical on both sides and it maybe just a matter of what you are used to. Not sure about "Average Joe...…" we are all good at somethings, mine is plans, function, practicality, solar. Yours might be brain surgery, empathy for unwell folks, kinda or you make the best seafood lasagne in the world... we are all needed to make for a great world: and it really is that!!! Comments (54)We have been building our house for over two years now. The supply chain downturn has made it a nightmare. We are camping on the mezzanine floor of our warehouse so it isn't costing us to wait, but if I had rented a property while building we would be in trouble now. I purchased most of our plumbing supplies early in the build so at least those items have not gone up in price, but many others have. We ordered and paid for a cantilever pool awning in February this year, and it was sent in three lots. The last delivery was two weeks ago. I suspect the company was having a hard time getting it out of China, so not their fault. We had quotes for fly screens/security screens that totalled over $25,000. We had to forgo the security screens in favour of fly screens for most of the house. We had a quote for a large aluminium mesh panel to place on the front left corner of the house which was over $25,000 also. The fencing company got an order wrong and we ended up with the wrong colour louvre panels on the front driveway sliding gates, plus the wrong colour for a fence. We have managed to turn it into a positive by keeping the wrong coloured louvre blades, and they will now be put up vertically on the front corner of the house, instead of the aluminium mesh. They are six metres long, but the house is two stories, so all good. We had to keep the gate panels the same, so the wrong colour will have to be exchanged for the right colour. People are still building houses here, and some of them are going up very fast, so I don't understand why ours has taken so long. We have purchased most of the goods locally, but I suppose the suppliers are having trouble getting them from overseas. I am at the point where I am losing interest in this house, which is a shame because it will be a beautiful house when finished....See Morepurehome
