Can I suggest looking into having a quantity surveyor assess your property (and you can claim the cost of having this done). They will provide a depreciation schedule for you which will tell you how much each item will depreciate in value over the maximum number of years you can claim. If an item is at the end of its depreciable life, they will tell you what you are able to replace. Even if you only have tenants for a short while, you are able to claim depreciation for a pro-rata period that your asset is income producing. What all this means for you in terms of design - there may be ways to improve the look of your property in line with what you will want it to look like when you eventually move in, which could gain you a tax benefit. Of course, you have to have the $$ to spend on it in the first place. Oh - and in terms of furniture - do you know about Casey Auctions in Hallam? they are close by and you may pick up some really good bargains. I know we did!

Hi Cecblake, Once your satisfied with your layout, you can firmly stick the postcards onto paper and fix or wrap it to the wall with a good quality double sided sticky tape, a generous strip across the top and bottom to hold it in place. Then apply the pre drilled Perspex over it ensuring you have left a 5mm border around the outside edge of the paper and screw it in (screwing into a stud or using plaster board screws if not) Perspex prices vary depending on the thickness, size and quality. It is a durable and flexible material but avoid using it in a high traffic volume area, for example foot level as it is prone to scratching. Look at some affordable examples in your local hardware store to begin with, I suggest a 3mm sheet which can be easily wiped clean, keep the postcards protected it can be replaced later with higher quality if your satisfied with your look. (Tip : apply the double sided tape straight onto the wall firmly, only removing the second strip when your ready to fix your paper to it. Also do not stick onto the Perspex, this way you can easily remove it or replace it later if you choose and still keep your postcard template undamaged.) Have you already sourced your tiles? I would expect most tile stores could help you find the edging tiles which I think are typically termed 'pencil' tiles for the style you have shown. We used bevelled subway tiles in our DIY ensuite. In hindsight we would have aimed to finish the brick pattern with 1/3 and 2/3 sized tiles (like in your pic 1) rather than full and 1/2 (pic2 and 3) to give a more even edge thickness/profile... Might not suit and we didn't use capping tile (I lost that arguement!) so it is probably more obvious in our bathroom, but just something you might like to consider.

Yes, I was hoping that they would post photo on here, as they have a lot of beautiful bathrooms on this site, but it is a recent one, so they havent posted yet and I think they will be closed over this period, when a lot of sales are on...I have sold my car yesterday and so now have the funds to finally get my bathroom reno progressed...yay!
