We had our second baby just after posting this so have been distracted since :-) Thanks for all the suggestions and photos I think you are all spot on and I just need to get rid of the terracotta and brown as much as possible. I've got some colour test tins from bunnings so when I can I'm going to try out the following scheme and will post back: Windows - Really not sure? Black/White/Silver? Roof - Monument or Woodland Grey Garage doors - Monument or Woodland Grey Gutters - Monument or Woodland Grey Fascia - Shale grey Eaves/poles - Shale grey Downpipes - Monument or Woodland Grey Driveway/Tiled area - Respray or stencil in some sort of mid grey (the tiles are all cracked anyway). Comments (54)I would start with making a decision on the carport first. Start by talking to the council as you may not be able to do a double carport (and the single carport at your neighbours looks like a tight squeeze!) Also as Missmel said you should probably also make a decision whether to paint or not early on. If you are going to go with carport, paint, new awning and possibly porch windows you are getting into a whole new look so I would start talking a professional about the best way to design it. As an alternative to the porch enclosure could you get the front windows double glazed to reduce noise? If it was my place I think I would only be changing the awning, paint the fences, landscape, and maybe do a single carport if its really needed (plus the tiling etc that you mentioned). Some new fretwork might be nice too. To me the main thing to change is the bullnose, as you said its not original and it looks heavy and dominating. Comments (7)I would bring the roof line out with a pergola. Use hardwood timber and allow a natural patina to develop. This will help to give depth to the front of the home. Dont paint or stain the hardwood timber. Maybe a glory vine, but nothing just as good, and less work. I find the teal timber paint old-fashioned. Can it be stripped back to natural timber if hardwood? Otherwise a light charcoal grey would look better as the patina of the pergola timber would go this colour. I'd remove the existing garden. Maybe a native cottage garden around the periphery of the area to include some small gums for vertical accent as well as bird appeal. Comments (9)Hi Lorena, Given that your aim is to sell within a year this gives us a framework for working up a strategy to get the property to market with the greatest potential ROI. Working back from your realistic sale price expectations you can set a budget for your renovation. I would prioritise the internal upgrades ahead of the exterior. If the internals really appeal, buyers may be more willing to accept compromise on the exterior. On the other hand if it looks great from the outside, but the interior is under done, it may turn buyers off. Marketing images of a great looking interior are bound to drive solid enquiry. Once you have the interior up to speed, you will know how much is still in the kitty to spend on the outside. At the very least get all the currently painted surfaces re-painted, which may also mean some substrate repairs given the coastal location and age of the building. If there is still budget remaining after that, consider your options for the brickwork. Maybe just a professional pressure clean will be enough to freshen it up? Rendering is going to be a big ticket item, so perhaps leave that to the new owner's preference. If an investor buys the property they may even prefer low maintenance brickwork. For colour advice, check out manufacturer web sites such as Dulux and Resene.
